I have painted gutters now and it sucks repainting and they only look good for six months before they get all dirty again!! Ta, Erin and PS i like the colurs you have picked. So many extra costs

When you visit Hopetoun, you can find the colourbond-colour board for garage door, gutters, fascia and downpipes. Not all the colours from the brochure they gave you before are available, but at least, I could remember Woodland Grey, Surfmist, Dune, Windspray, Jaspar, Night Sky are standard for all PD customers. We got it as part of a promo with our house, but would have upgraded anyway. I HATE painting spouting, especially with the extra roof height we have.... Going from the promo brochure, the upgrade price at the time was around $1000, but that was for a Prestige single storey house, so around 30-35 squares, and it was a couple of years ago too... If you want to scale back, I would lose the roof tiles over the stone bench. People pay a lot for things like that and once you have moved in, how often do you think you will look at your roof? Where as the kitchen bench is something you will see many times everyday. I have lived in this current house for 5 years and I bet if I asked one of my friends what my roof is like, they wouldn't be able to tell me, but everyone admires our kitchen The brick upgrade would be the next thing to go, maybe just upgrade to a lower category at a cheaper price? With the garage door.. i know you can get a 'wooden look' door for a lot less then the wooden door.. we paid around $500 for a caboa dawn color for the standard gargage door. And caboa dawn is the color we'll be getting.. it's not the real thing.. but at a third of the price.. it's good enough for us. Rather you're building the same as us lol. But we're in the Lisbon24 stage 12. My blog may be of some assistance to you, if not the pictures and plans. There's also pictures of the display. Those are spot on quotes from PD Access so they're not bumping up there prices, that's there standard prices they charge everyone. Although can I make some suggestions. - You're house will come with 2 tap points, both located at the front of the house (Recycled water and fresh). I recommend you ask for an additional tap point at the back of the house too (Recycled for garden). - Couldn't quote as we thought of this too far down the track and they wouldn't allow it. - If you plan on a fixed BBQ later on down the track a capped gas point may be of interest. - The size of your windows you may want upgraded to full length in the lounge, even an additional one. - $822 to extend the half window in the lounge to full length. - Overhead cupboards I'd leave out. ($811). You can get much nicer ones from Bunnings with frosted glass or colored purspex with the metal surround (PD Access highest category cabinets, you'd have seen the white / black ones on display at hopetoun). The cupboards we where quoted $810 from bunnings + someone to install them ~$200, slightly more expensive but much more worth it. - Black glass splash back doesn't need the starfire upgrade. - Water fall edge to the kitchen at a minimum is a must as it looks fantastic! and 20mm is fine and still looks great. - $597 - Don't forget extra lights everywhere you are planning to have downlights. - $48 / batten - Extra floodlights at the back will never hurt. - Consider turning the back garage door into a roller door (manual), this is an upgrade we had wished we had. - Internal wall insulation! Helps with noise and warmth. Ours came to $1,160. Should be a bit cheaper for you as yours is slightly smaller house. - A capped cold water point in the fridge space will cost you $141 and cheaper to do now than after. Even if it's not used straight away. - Extend the bathroom mirrors to start from the bathroom vanity cabinet to the top of the shower. And remove the splash back tiles.
