Browse Forums Building A New House 1 Aug 05, 2009 1:16 pm I just recieved my notification of completion (they spelt my name wrong). Although there is still 26 outstanding defects and I have made a formal complaint to the BACV and the issue is currently being looked at by Consumer affaira and the Building Commission OHH and hand over was meant to be the 1 August 2009 I thought I might humour Henley and do the final inspection. I have my building inspector coming (he found all the defects that are unresolved in his last inspection during completion stage) however the builders are bringing along there rude nasty Construction Manager and the Site Supervisor, is that normal?? I am a first home builder and I am getting completly diddled.... I would like to know what normally happens during your walkthrough/final inspection so I know when I am being manhandled.... Gosh I am so stressed if I just had chosen another builder or not build at all. But during our final inspection, our site supervisor had the list of all the defects that were picked up by our independent inspector during his pre-hand over inspection. The site supervisor walked through the house showing where all the defects were and how they had been fixed. All defects that had not been fixed were put on a list to be completed after handover (subject to our approval). So all in all it was a very stress free event. It sounds like your final inspection is going to long one with both the Construction Manager and the Site Supervisor there. Hopefully someone who has built with Henley can provide some advice on whether this is the norm with Henley. Anyway good luck! You have an inspector with you during this process ,it should be smooth sailing, the trouble is that they may not fix everything on the inspection defect list, or if they do it could be a patch-up job, this is when you start to worry. KPNY.... i'm interested to know if all of the defects on your list were fixed, how long it took and were they patchups, cheers Re: Final Inspection - How does that all work? 6Aug 06, 2009 8:29 am Hi zaphod We didn’t have any major defects, only minor ones such as some sliding windows not opening and shutting properly, some touch up paint required on the skirting boards, and corking of the external doors and windows. My partner and I felt these were not major issues and accepted them to be fixed after handover. All the major issues we insisted it was fixed before we conducted our final inspection (which had to be postponed a few times). To the credit of PD, within 1-2 weeks after handover all outstanding issues were completely fixed. Would be very interested, as I get the bad feeling I may be heading down this path myself. E. Re: Final Inspection - How does that all work? 8Oct 21, 2009 7:59 pm The construction was to be complete on the 1 August 09 and I am still with no house. The final inspection identified 63 defects.... The builder sent a letter saying all the works had been complete and that they will not be paying liqudated damages until the building commision inspector comes out to inspect the major defects that are in dispute. However from what I can see at the front of the house not all the defects they saidthey will address had even been attempted. They said they will wait for the cuilding commision inspector before they do anything else. Go figure they were just paying lip service duringthe final inspection. All up there is 108 defects. Tomorrow I have a meeting witht he building commision inspector and the builder. I think H gets a pretty good run on here but the horror stories are slowly coming out of the woodwork. It is really hard to justify spending our hard earned $$$$ on something that is supposed to be "new" but by the time it is poked, prodded, pulled apart and patched back up it feels like it is far from it. I don't think anyone expects perfection, but we expect every effort to be made to provide a quality product. It is really disheartening to see your dream home get slapped together by amateurs and then be told that it is acceptable. Good luck with everything tomorrow and I hope things swing your way.
