Browse Forums Building A New House Re: $200 000 to build? 2Feb 27, 2010 10:36 pm it depends on the difficulties with the site to achieve true passive solar qualities. The term solar passive, means that no additional energy or equipment is used to heat or cool the house. ...and is in fact 'conditioned' solar passively. Solar energy as in PV and SHWS hot water, are also passive as they have minimal 'action' to achieve a result. As different from a fan running to keep the air moving. Passive would have windows or vents to move the air. IMHO only Where you are coming from is where you are going to... Re: $200 000 to build? 3Feb 27, 2010 10:42 pm That would be pretty difficult to design on any budget I'd think. Burbank have several 7 star "passive solar" designs which are a step in the right direction, though it looks like your after absolute passive which would be difficult. Re: $200 000 to build? 4Feb 27, 2010 10:50 pm the block we have is in jarrahdale its a corner bush block in the "woodlot subdivision" which is partially cleared and the house has to face north, if you google woodlot subdivision jarrahdale it gives more info on the blocks Re: $200 000 to build? 5Feb 27, 2010 10:55 pm I think it has more to do with the 'extras' a house has than the design. Simple lines, open plan, north aspect, are but a few of the needs to keep on budget. Where you are coming from is where you are going to... Re: $200 000 to build? 7Feb 27, 2010 11:10 pm Depends on how big your dream is? I am hoping to spend about the same amount on our place. Though I/we will be doing/have done a LOT Where you are coming from is where you are going to... Re: $200 000 to build? 8Feb 28, 2010 12:58 am msbyrne but is it possible? to build a dream home for $200 000 or we are dreaming do i need a reality check Depends on your definition of dream I can't help with the "solar passive" bit, but looked into a variety of builders for our rural block. Maybe try Total Home Frames - they build stumped homes, which may be suitable in your situation. We considered going this way after getting a bit of a shock with our site works quote to build on a slab. I had THF send out an info pack with plans and price lists, then we did a walkthrough one of their displays, then sent a list of what changes we wanted and they did up a quote on that. I found them quite friendly and helpful. I am hoping to spend about the same amount on our place. Though I/we will be doing/have done a LOT I'm going to go out on a limb and say your dreaming. It might be possible, but I have strong doubts. Re: $200 000 to build? 10Feb 28, 2010 10:24 am Also depends on the construction method... Ours is concrete tilt and insitu poured... Flat sandy ground with no issues to worry about. So no labour cost for slab, walls, benches, counter tops etc. Where you are coming from is where you are going to... Re: $200 000 to build? 13Mar 01, 2010 1:39 pm I'm in the process of building my dream home for under $200,000... 3 bed, 2 bath, lounge/dining, alfresco area etc. Single garage though. Total size is 154m2, not including the garage. Having said that, it doesn't have things like downlights, glass splashbacks, stone bench tops etc, but then, these aren't things that I wanted. P. Re: $200 000 to build? 18Mar 01, 2010 9:41 pm Yes we built a steel frame. colourbond roof house, 166m2 liveing area plus double garage (just over 23 sq's total), concrete slab, standard footings, 9 ft ceilings. It was a house/land package, included driveway, floor coverings, fencing - total cost of building contract $212,000, (NOT including the land) then spent around $15,000 on optional upgrades - tapware, upgraded tiles, upgraded carpet etc and then also airconditioning, landscaping, pergola, shed afterwards. It is not a solar passive eco house (Im not even sure what that is ) this was costed 2 years ago, not sure if costs have since risen, we have been in our house since Oct 2008, I like my house but, like Piper's, it doesnt have fancy finishes like stone bench tops or modern downlights - Im not really into ultra modern look anyway. Re: $200 000 to build? 19Mar 01, 2010 10:07 pm I thought of another couple of websites you might want to look at: Studio West Design: http://www.studiowest.com.au/ This guys website: http://www.jarrahbark.com/builder.html - it's old, but he has some interesting info and built in Jarrahdale This page: http://www.byohouse.com.au/forum4/viewtopic.php?t=380 follows a steel house built in Kalamunda. That sucks! Hope it all works out. Good to move away from steel anyway for all your reasons, but it's also thermally poor. 16 17724 As is per usual for many of the past failed RWH regulations, it is probably traceable to a bureaucrat who's ego overrode the need to seek the appropriate expert… 1 90 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 8 17190 |
