I would look at repositioning them into the entry, coming up into the activity room. You can then make them a real feature of the entry, and they're more centralised to better service the whole house. Re: Just starting out - Feedback on floorplan :) 4Jun 27, 2013 9:11 am the family/meals area is a little awkward - since it's a bit of a thoroughfare between the entry and rumpus and stairs, you may find it difficult to position the furniture without distrupting the flow of foottraffic. Have a think about where you would put furniture - draw it in or use sticky notes cut to size. Also the pantry is in a weird location in relation to the kitchen - you'll be trekking back and forth to get items while you're cooking, unless you load everything on the bench first. (in our current house the pantry and the kitchen bench are at opposite ends of the room, it's a PITA). Have you given any consideration to prevaling breezes/solar orientation? Pantry is a long way from the kitchen bench. Staircase on the upper level doesn't look like the best use of space. I'm telling you right now you won't fit a dining suite and lounges in the family room. I would move the stairs to be as part of the entrance, i know your wife doesn't like that but there are somethings that are a preference and some that are...not fitting in furniture. Once that's done, steal some space from where the stairs were going for a guest ensuite/powder room addition. Then I'd make the current bathroom the laundry, have the dining where it and the pantry used to be and then redesign your kitchen for pantry storage. You could potentially fit a smaller pantry beside the dining area. Otherwise, Looks good. I would recommend getting this done as it influenced our plan so much and we made some quite significant changes. As the others mentioned furniture placement makes a huge difference to the feel of the house and it is very difficult to get this perspective in 2d... Also thanks lmille32 for the plan with that plan we would want a separate toilet downstairs so you don't need to walk through the guest room all the time. just need to work out where to fit it. Re: Just starting out - Feedback on floorplan :) 10Jun 27, 2013 1:05 pm Could move the ensuite over to replace the robe and have the loo facing out towards the entrance to the room if you wanted then all the plumbing would be together or you could have it as part of the laundry. It might all need a wee bit of rejigging. If you have an ipad or something the app I used to alter the plan is just called 'floorplans' really easy to use particularly if you want to be able to move walls and doors quickly to see what different configurations would look like. I know some programs or drawing it by hand you have to completely redo the design which can be a pain. I literally did your plan while waiting for the inlaws to finish shopping. The upstairs ensuite is quite large and has room for it, so why not have a double shower? Also in the Master Bedroom, you could delete the 2nd door to the WIR (the one next to the ensuite) and this could be even more wardrobe space! You can never have too much wardrobe space in my opinion. Re: Just starting out - Feedback on floorplan :) 12Jun 27, 2013 1:47 pm My first thought was to swap the laundry and the pantry around.. but then I can't see how you would have internal access from the garage if you did that. If it were me. I would try to make the study the guest room (as it doesn't need to be a big room) and then would try and take some room out of the current guest room and the home theatre so you could also fit the laundry on that side. I don't know if the measurements could work though.. but it's an idea. You could then have a walk in linen/store room as well. We've added extra storage to our house we're building and all the contractors have commented on what a good idea it is. We have no doors either, the doors will take at least 900mm either side so minimum 1.8 in total, so only leaves 2.7 for bed and beside tables. Definitely do a double walk in shower in ensuite. Agree with the others, the stairs don't work, a waste of valuable space upstairs. If wife wants stairs at the back then look seriously at configuring them differently, we have our stairs off the family/kitchen area and love it but ours turn back on themselves. Also not a fan of the bathroom off the main entrance way, I think it needs to be tucked away a little bit somehow. On my phone now but when I get home will show you a photo of the stairs.
