Browse Forums Building A New House Re: Carlingford Estate 264Sep 29, 2010 1:24 am xpire, welcome to the thread. Your builder should of done the trenching for you, as in layed the white pipe. Telstra contractors come out and connect it up for you. If this isn't done, then you have to pay a trenching fee, can't remember what it was, something like 200-300 bux. Connection fee for the first time is 299 and thats non-negotiable. Unfortunately we have no choice but to sign up with Tel$tra because the area is Telstra owned infranstructure and they aint gonna lease it to anyone. On a positive, I get pretty fast speeds, sync with exchange at 20mbps, downloads can be as fast as 2mb p/s. Re: Carlingford Estate 265Sep 29, 2010 9:04 pm I did the trenching myself, which was a really big mistake. Called up the contractor about doing the trench myself, he said it was all fine and told me how deep, where to dig, etc. I dug it myself, booked for the contractor to come out. The contractor came out, found that my house was between two electricity pits and that I had dug on the wrong side, electricity pit was on the opposite side to the electricity board. Not my fault, that's where he told me to dig He told me that the only option I had... was to either bore underneath my brand new driveway (which could cost quite a bit), or move my telephone wire to the other side of the house. I chose the cheaper option, quickly dug a new trench and he lay the pipe for me. He attached the Telstra box on my rendered bricks on the garage. Just skipping ahead a bit, electrician came and told me that the box is on the wrong side, and when fibre optic internet comes around, I won't be able to get it because it's not on the same side as the electricity board. Lesson learnt : get your telephone line done before you do your driveway. I emailed TPG about ADSL2+, and they said that I can only get ADSL in the area. However, when I go to their website, it says that my house is within the EPPING exchange and ADSL2+ is available Only options right now are Telstra ADSL2+ (24mth contract ), TPG ADSL, or iPrimus (haven't enquired). Has anyone else connected up yet? Re: Carlingford Estate 266Oct 04, 2010 8:43 pm Hi guys, I am new to this forum thing.. i always thought someone used to fool around..and would not give correct info.. but looks like i was wrong after reading at lengh... i and my fiance are planing to grab this havenleigh release.. and it is so pricey.. i just want to know if its value for money.. i hv considered all possibilities.. dont wana go any further - as we both got to travel to the city for work.. i like the place.. and the estate.. looks nice to stay around.. just worried about the price.. hopefully we are not paying double from the first release.. its around $300k for 450mts.. at the moment.. not sure how much more it would cost on the 16 th oct.... please help me guys to make a decision... thanks... Re: Carlingford Estate 267Oct 05, 2010 9:13 am Hi strawberry_swing, Building does not go up much, but the land does. With the market coming in next door I think that the value will go up. There are builders paying up to 550k in the Thomastown for blocks of 650sq. I waited a year and kicked my self for it. I think Lalor is safe bet. As for the next release I don't think that there will be much of a price rise. I have seen the unofficial price list, shhh. Tip. Pick a block away from the market boundary and if you have not chosen a house make shore that you can flip the drive way it may give extra options when choosing a house. Good Luck... Re: Carlingford Estate 268Oct 05, 2010 10:17 am Hi Kure, I am happy that u replied .. i hope some other locals also do respond i am just very confused.. i think the release that i saw street opp the conservation park flanagan st and keane st and that bit... and the price is just hurting.. i just wanted to know.. if the previous release were very low ??? or has it jumped up a lot in the past 6 months... 300k ...i do kick myself as well.. as i had an opp last june.. but didnt take it up.. and today.. its gone up by 100k where is the market coming up.. ??? i am not sure about it... which release are you talking about ?? i am talking about the havenleigh 2 Please guys... help me... Re: Carlingford Estate 269Oct 07, 2010 3:34 pm Welcome strawberry_swing ... l can't believe how much the land has gone up! l think you're right, for that size block it has almost doubled in price, which is just ridiculous. You could always ask the sales office if anyone is selling a lot or looking for someone to take over their contract before settlement, so you become the nominee. Re: Carlingford Estate 270Oct 07, 2010 9:57 pm Dear strawberry_swing, Welcome to Carlingford... if you are interested there is a brand new house on Suncroft Drive that is for sale. I have added the link below. http://www.realestate.com.au/property-h ... -106889535 Eliza Re: Carlingford Estate 271Oct 08, 2010 12:22 am Just signed up with BigPond. BigPond seems to be the only provider capable of providing ADSL2 in the area. All other companies that I could find (TPG, Optus, Internode, iPrimus) were only capable of providing ADSL1 speeds at shocking prices. I signed up for the 50GB plan for $50 per month, but under a 24 month contract Re: Carlingford Estate 272Oct 13, 2010 11:59 pm bator.h Hey Xpire, Let us know what sort of speeds you are getting once you get it hooked up! I'm getting really awesome speeds. By running a couple of speeds test online I get roughly 20Mbps. On the router however, it's saying that my downstream is close to 25Mbps. Speed tests online aren't really that accurate anyway. I reckon just go with BigPond, all other companies will only offer us ADSL1. Re: Carlingford Estate 273Oct 15, 2010 8:53 am Can somebody please help with letterboxes - where can I find pier shape letterboxes [excluding bunnings] Thanks very much Re: Carlingford Estate 274Oct 19, 2010 9:10 am http://www.ozbargain.com.au/node/32782 pretty good deal, since we can only get telstra at the moment in our area TPG! Re: Carlingford Estate 275Nov 05, 2010 2:45 pm Hello fellow Carlingfordians - been a while since I posted and just wanted to let all know that the developer's approval process has been the most painful process to date. OMG ... Just got soil report - P-class (due to fill) - but I do question the location of the pilot bore holes (the slab will not be near the most suspect hole) and the Engineering plan didn't show fill on my lot..can you believe it (Lucky we got "fixed" site costs).. Word of advice for Energy rating report. In Victoria, the assesment is made purely on thermal structure (not water or energy) and the assesors only use the plans (not the contract) - make sure the draft/final plans your builder sends them show all items (incl optional add-ons like sarking, double glazing etc..) - it can make a huge difference to your rating (if that's important to you). Some interesting reading on the MWM development in this report (esp the predicted noise contours map on last page) : http://www.dpcd.vic.gov.au/__data/asset ... Final_.pdf Not sure I go this from this forum but it's a great site that allows you to see the progress of carlingford by draging the slider on the top right corner (also from different angles): http://www.nearmap.com/?ll=-37.660849,1 ... 9&z=17&t=h Cheers.. Re: Carlingford Estate 277Feb 07, 2011 12:25 am Hi There, I almost bought LOT402 there a week ago.. but finally go for Mosaic instead, as it is better for my budget..and also has a faster land title date. By the way, so far I try to find more info about Mosaic living but it seems not to be that popular compare to Carlingford.. really don't know why even they are just next door.. ? Anyway, I still have sometimes to decide whether I should go back to Carlingford or heading to Mosaic living ?? I know I can get $3k from carlingford as a gift when moving in.. but how about Mosaic ... anyone has any idea ? Thank you : ) == MY First house ... my first journey...!! Re: Carlingford Estate 278Feb 17, 2011 7:55 pm Theeded I was the other way around.. I got screwed by mosaic living so I got my deposit back. FYI Mosaic living includes nothing in their contract.. You don't get the $3k and you also don't get the free fencing offered by carlingford. Hope that helps. Re: Carlingford Estate 279Feb 17, 2011 11:37 pm Gacho - can u confirm that with Cford you get both the 3k AND a free fence? I thought it was one OR the other but the contract and recent & contradticitng note I received from CWoods doesn't substantiate my thoughts or yours - have you been fortunate to get both?? At what stage does the fence get erected?? Is it similar to the landscaping clauses for the 3K?? You obtain the free fence after handover when your house is complete, you have to lodge a form with them after you get the keys. The $3k doesn't arrive until you meet their requirements of having a driveway, letterbox and all the landscaping completed I believe. I've already got the fence, just haven't done the landscaping yet. |
