Browse Forums Building A New House 1 Aug 03, 2009 9:12 pm I know this might be a how long is a piece of string question..... but how on average does each stage of a build normally take (assuming everything is going to plan)? Slab Frame Roof Plaster etc..... I have a 32 week contract but have no idea how long I should expect each stage to take Thanks Re: Average Time Frames 3Aug 04, 2009 3:20 am its been 10 weeks since start date with my house, they are putting down the tiles tomorrow i've been told by a few people that they are moving along quick, but i do hear of other people's house's taking longer than outlined in the contract, all depends on the builder but i guess its not in their interest to go over the time frame outlined in the contract (thats if they have to pay you if they are over the time given) otherwise they can take alot longer. Andrew Re: Average Time Frames 4Aug 04, 2009 6:39 am I'm definitely a house building virgin So far we're 5 weeks into the build. The slab got poured in the first week. Frame started the next. And for the last 2 weeks *nothing* happened! Is this normal? I left messages for our CSC but haven't heard back yet. Trying this building gig one more time. Re: Average Time Frames 5Aug 04, 2009 7:43 am Now, where is that piece of string? Seriously, a lot of it comes down to how big your house is and availability of the tradespeople required to do the work. While my bricks only took 6 days, I had to wait a week for the brickies to finish a job before they could start mine 'A bottle of wine contains more philosophy than all the books in the world.' But i met a man who built with them and he told me they went WAAAY over the 26 weeks but they had a few clauses in very fine print that they used to get out of paying the$250 p.w. He was not impressed but he said that the quality of the house was tops and far outweighed the bad Re: Average Time Frames 7Aug 04, 2009 3:37 pm I think we are going along pretty fast in the scheme of things We have frame, roof tiles, wall insulation, windows and sliding doors, electrical, plumbing with bricks and plaster this week and its been only 6 weeks with a week in there of solid rain when the block was being cut. So at the end of this week (7) it will be basicly at lock-up. Scary though as we will need to hand over more money Ozz Built 36sq Plantation "Retreat" on 4460m2 at Spring Mountain, Qld In Living and landscaping.. >>> ... http://retreatspring.blogspot.com Re: Average Time Frames 8Aug 04, 2009 4:20 pm ok I am on a 32 week or should I say 220 day schedule. I got them to average out the milestones so I knew when I could expect the bank to make a payment and thus my mortgage increase Here is our schedule Construction start to slab = 66 Days slab to frame = 28 days (94 days total) frame to lockup = 49 days (143 days total) lockup to fixing = 49 days (192 days total) fixing to completion = 28 days (220 days total) Obviously that can move around but from what I have gathered that is a general rule of thumb guide. We are building with a major builder and not in the metro area. Our house is 30 square so will be interesting to see if they stick to there time frame. http://buildingatfreeling.blogspot.com/ Building at Freeling Estate Adelaide MKII WE ARE NOW OFFICIALLY FIRST HOME OWNERS AND WE BUILT A NEW HOME FROM SCRATCH Re: Average Time Frames 10Aug 04, 2009 9:30 pm Thanks for the responses everyone. I've just been told today that we are now being handed over to "construction" so once I get my new contact I guess I'll ask them! Re: Average Time Frames 11Aug 04, 2009 9:40 pm I hope your answers are more accurate than ours.
