Browse Forums Building A New House 1 Aug 02, 2009 3:22 pm Hi all, I am trying to understand the info provided with the soil testing of the block we just put a holding deposit on - and when reading a lot of posts on here about the massive site costs of P block I'm wondering whether we have a dud block or not!! The block has been classified 'P' due to fill present. There is no fall sited (its a pretty flat block, only falls in the far corner where there is an easement we wouldn't be building anyway). They recommend: *the use of engineered designed strip footings and stumps founded at minimum depths between 375mm and 600mm below the finished surface level. *class P stiffened raft floor slabs founded at a minimum depth of 200mm below the finished surface level *waffle raft floor slab founded at a minimum depth of 100mm below the finished surface level *an engineered designed slab is to be used. i have no idea what most of this means, if it is all required or if these are the options, costs etc. We were going to build with Simmonds but they dont build on stumps, does this report recommend stumps?? What costs are associated with these type of requirements? Should I back out of this land deal before its too late? (Mind you I love the size and area, 723sq suitable for us to build a 26sq house). You could ask how much the sq mtr rate is for each I guess ...mostly market forces & location will dictate the correct price. Where you are coming from is where you are going to... Re: P class site costs?? 3Aug 02, 2009 5:02 pm Hi Cazoraz, I had a P class site, because of high trees, and the slope is very steep, But in saying this, it gave me great negotiation power on the land settlement cost, I stated on the contract subject to Soil test, and the usual, Finance. so maybe you could use this to your advantage and go back and negotiate a little more, once you know what is involved with your slab etc. All the best with it. Believe Re: P class site costs?? 4Aug 02, 2009 11:18 pm Hi Cazoraz, just contact the soil testers to get the to explain, all slabs have an engineered design. With the fill on our block they are putting piers under the slab to support the slab so as the fill compacts over time the slab won't crack. Any block that you cut and fill the fill section will have some form of piering. But this will add extra cost so as mentioned by believe I would use this to neg with the developer. I would definitely renegotiate if the costs are going to soar! the soil survey i'm going off was done about 12months ago with the previous owner, would they still have all the details? or do i need to get a new one done?
