Browse Forums Building A New House 1 Aug 02, 2009 11:34 am very annoyed this morning we are renting while we build and for the second time in the 3 mths we have been here the owners mother came around for his mail. Important stuff like rates and phonebills. then had the nerve to coment on the dog being inside ( we are approved for 1 dog -small and 1 cat nothing about it being outside only) and then asked how long we think our build will take . she got very nasty as i asked why his mail was coming here!! I found out my landlord lives 2 houses up but thankfully they don't come around hassling me at all. Have they asked you to keep the mail? The door knobs fell of the bathroom and the kids bedroom. I got locked in the kids room, I had to send my daughter out the window, not that easy to do when you realise we have awning windows (the type that wind out). I rang the owner several times, and never recieved a response. So I fixed the door knobs myself. They finally rang me 3 weeks later saying that they could now come and fix them. I told them I did it myself with locking screws that are never coming out again. He started to get huffy at me and I told him he should have done it himself. We had the air con die in the middle of the heat wave in Feb last year. They didn't replace it until May!! We sent them a letter stating that we where going to stop paying rent until it was fixed. Mind you that 'laziness' works in our favor to. 5 Years we have been here without a rent rise!! But I think that an owner that came over all the time would be more annoying then one you never see!!! I've heard so many horror stories about owners!! He probally still has all his bills go there to get the FHOG etc. Which is why his mum is ansy, she knows its wrong.. Re: Renting while building - Venting 4Aug 02, 2009 12:21 pm no we where never asked to keep the mail. first time she came round she asked my hubby to give it to the neighbours i went over and the guy there seemed to have no idea what i was saying he is about 80. so i took that lot into the real estate . the next lot i placed in the post box marked not this address . Our lease ended back in March and we never heard anything and finally contacted the real estate agent and said it has automatically switched to month month unless we wanted to sign for another year. As we are building we didnt want to sign a new lease so we are on month to month. We have done the same with another rental a few years back. If so, the landlord can't ask you to leave (unless you both consent) without serving a Notice to Vacate. They are required by law to have a reason under the act which gives you 14, 60 or 120 days notice. (ie: 14 day notices would be for being behind in rent 14 or more days, 60 days are for the landlord wanting to move back into the property etc) If there is "no reason" then they have to give you at least 120 days notice. So relax, when your lease runs out it will automatically turn into a "month to month" and if you have be given appropriate service and notice to leave if they want you to leave. Check out Consumer Affairs Victoria or VCAT website for more info. If you landlord is hassling you too much given CAV or the Tenant's Union a call for some free advice. Bet you can't wait for the build to finish and move in!!!!!!! Yeh to not having to pay rent again and all this will be a distant memory. We are renting while building too and our real estate are being so stupid. The property manager is about 18 and makes these massive stuff ups. Another reason I will be sooooo glad when this is done. Re: Renting while building - Venting 11Aug 02, 2009 4:09 pm We've been renting in yarraville for nearly 2 years now, and are about to sign contracts to build in tarneit, when all of a sudden they decide they want an extra $50 a WEEK from september. Bringing it from $350 up to $400 a week for a very old house with one gas heater in the lounge room, one single powerpoint in every room bar the kitchen where we have 3, no air conditioning, and permanently open slit window in the bathroom (freezing in winter). Might I just add its not the "good" end of Yarraville, it's the far end to the west. Now just a quick bit of background : The landlord is a banker, so he doesnt like to pay tradesmen to do maintenance on the house, he prefers to "have a go" at it himself even though he's not that handy, he is "learning as he goes". Fair enough youre thinking, except he doesnt actually have the time to come around and do it. He decided not to use the agency to contact us because they were a bit slack, so he contacts us himself, and when he does eventually come around (just over a year to put a locking screen door on the back door), he expects me to help him. Also, we took it upon ourselves to cut back a creeper that had engulfed the front of the house and completely destroyed the gutter by wrapping itself around it. A good two weekends work for us, a job which really we should not have had to do. Also, funny the way he gets the agent to send us a letter about the rent increase when hes usually so keen to contact us himself. so considering all that, we've decided that he doesnt deserve the extra 50 bucks a week so we're going to go and rent out near where we're building, at least that way we can keep an eye on our place going up, and pay 50 bucks LESS a week rather than 50 bucks more. although we'll spend 50 bucks on petrol a week then, so it evens out, but we will bbe renting in a new home with proper heating and cooling. We got this letter a few weeks ago and I'm still seething about it, we're not even going to dignify it with a response, we'll just give a months notice when we're ready to go. Cant wait to get our own bloody house built and never have to deal with this sort of crap again. It has 1 bedroom, 1 lounge/dinning, a bathroom and a small kitchen, no access to rear yard. Hmm as a guess i'd say a total of 50-60 square metres. The landlords lives above us with 2 small children and that's ok except you can hear them walking around at 7.00am on weekends above the bedroom. All that for about $2200 rent per month + $140 council rates per month and all the other bills on top of that. They had an agent let the place but then they 'managed' the lease themselves. Any time anything went wrong with the unit, they told me to ask their son to fix it. Pity their son was some kind of reclusive hermit who never answered his door and on the odd occasion he did, he never once fixed the problem. Over the last 6 weeks we lived there, we had hot water for only about 5 days. The owners would also 'drop by' whenever they were in town, never giving proper notice. Good news is, we've moved to a much nicer place, managed by a fantastic real estate agent who responds to the odd request we have immediately. IT was a single room, with a shower in one corner, bed in another and kitchen area in the third. The 'kitchen' was a camp stove on a benchtop and a tap with a bucket under it!! We ended up in the Isle of Dogs, with this great unit, seperate bedroom, kitchen area, seperate bathroom, lounge and a balcony that looked out over the Thames.
