Here's what we've changed (off the top of my head ): Rear reverse option Open-roof pergola to the front facade Boxed in the study with a wall and 2 x 820 doors Upgraded Rumpus Room to 2 x 820 doors Upgraded all 620 doors to 720 Upgraded Outdoor Room to Grand Outdoor Room - 5.52 x 6.84m Made the Garage 1m wider Swapped the positions of WC and shower in ensuite Upgraded bathroom and powder room benchtops to Cat 2 stone Privacy locks on all toilets Obscure glazing on all toilet and bathroom windows Upgraded garage door to woodgrain finish sectional Upgraded all infills above windows to brick (some were fibre cement by default) Upgraded 1st floor back outer wall from cladding to bricks Raised timber platform in the rumpus room Spa bath in the ensuite Tiled recesses in both showers Changed Family Room flooring from tiles to carpet Approx $10K in electrical upgrades Working on: A 5 * ducted heating and cooling unit (uses the same ducts for each and does both floors) Getting a door put in on the sitting room side to access under the stair platforms - aka my Server room Upgrading portico and balcony ceilings to plaster (currently fibre cement by default) Doing general tiling, carpets, blinds & concrete ourselves There's at least 2 other users here that have either just finished or are very close to finishing their Tribecas - jspitz is one - http://forum.homeone.com.au/viewtopic.php?f=31&t=15332&start=20 and Purple Patch is the other - http://www.forum.homeone.com.au/viewtopic.php?t=7998 . Re: Anyone building Metr1con home called Tribeca 40 4Aug 01, 2009 4:05 pm Hi Sparkycarla, we are also building the Tribeca 40 (search for "our tribeca 40". That's great you are also building it-we love love love the design and even after looking at lots of display homes while building we still haven't found anything else that comes close. We are building in the inner SE suburbs Melbourne-where are you? We spent a lot on upgrades-we figured this is probably the only time we will build. Probably spent about $50K on upgrades and $30K were our site costs (which were a whole other story). The main things we did were- -did the rear reverse option so the powder room wouldn't be off the main hallway and you had garage access -about $8k electrical upgrades including many downlights, junction boxes, 20amp power etc -upgraded kitchen with colorform throughout, lift overhead cupboards, huge feature window, upgraded handles, timber & translucent glass door on pantry -spa in ensuite -upgraded internal door handles throughout -bifolds and flyscreen on back of house (a ridiculous price but looks great) -mosaic feature tiles in bathrooms -plaster alcove built in sitting room for future gas log heater -feature plaster inserts in hallway (like how they are in the non-rear reverse option), you don't get these in the rear reverse but get two deeper ones near the back of the house -render to front balcony -i would highly recommend that if you are building the rear reverse option get them to delete the wall inside the pantry the goes under the stairs-we got it by accident and has meant we have a massive pantry and we are going to convert part of it to a wine cellar -mirror doors on wardrobes in master and had them have the hole open on the headboard in the master-this means you can put ornaments sitting in the hole and you will see the reflection of them on the mirrors behind -timber and translucent glass door to the master bedroom-must say the door was expensive-about $600-but looks fantastic as an entrance into the master as it is really wide. Are you getting the momentum promotion? We are at completion stage-it's great as it looks like a real house now. The whole process is very exciting, but frustrating and stressful too. Where is your sales consultant-we went through one that was at Cranbourne but is now at Berwick-he was great! We were not told about the rear reverse option. Is is extra? What was the base cost? Upgrade which you listed we have included too, out electricals came up to $20k!!! Re: Anyone building Metr1con home called Tribeca 40 9Aug 08, 2009 4:51 pm Hi sparkycarla, that's a bummer they didn't tell you about the reverse option, we were frustrated that they didn't tell us about a couple of upgrade options that we found out about after our color selections although they weren't anywhere near as major as the reverse option. You are probably going to have to weigh up the cost of doing changes now compared with how much better the house is going to be with the rear reverse. If you change to the rear reverse now they will probably charge a lot for new drawings to be done, may make you almost start again so you may be get penalties for them not getting onsite within 5 months from the time you paid your initial $1000 deposit (eg-we had to pay a further $3500 due to them not getting onsite within 5 months as we had to do a demolition and sell a house to help finance this one). You will also have to pay $2K for the rear reverse option. But in the long run it may mean the house is a lot better-our house is in the south at the back so we wanted the alfresco the be on the SW side so we would get afternoon sun in it and we liked that the powder room wasn't opposite the sitting room and that you could get to the garage from the house. You also get the bonus of having a massive pantry if you request that they don't put in the plaster wall between the pantry and under the stairs (we are converting this area to a butlers pantry and a wine cellar). I wish I hadn't been as intimidated as I was when dealing with head office-if it was me and you are okay with copping the extra costs I would just say we are not signing the contract until it is changed to the rear reverse. I got the feeling that had we not come up with the idea in the first place, it would never have been put on the table.
