It all depends who you are trying to attract to the rental market really, I assume you are building in the outer suburbs so therefore you would probably be wanting to a 4bedroom house to attract families. Dennis have been very good to me, I have always recieved email responses back from the admin girl within 1 hour. If the house shows that you don't care, you'll attract tenants who don't care. Just my 2c Trying this building gig one more time. Easy to keep clean and low maintenance ( if your renting you don't feel inclined to do too much gardening etc.) That's all I can think of really. As elastic said, research your potential rental market and build accordingly - for example a family home if the area is predominantly young families, perhaps a smaller villa if its more in a yuppie, singles or retirees area. With rentals it is always best to look at low maitenance - for example a smaller low maitenance garden, hard floors rather than carpet, blinds rather than lacey curtains etc. A practical, flexible floor plan - eg put doors on a study so it could work as an extra bedroom and make sure the main bathroom has a bath not just a shower - often an issue for young kids. And neutral colour schemes work best in keeping your appeal broad. Thanks all SparkyCarla, I ended up going with the first house that was half decent and that would take our DOG> She's a little fluffy cute non shedding Spoodle. NOBODY would allow the dog. So we are now in a half decent, draughty, freezing rental, with quite a few issues, and it's more than we wanted to pay and more than it's worth. My ideas were: downlights lin living areas and standard in bedrooms glass splashbacks - kitchen 900mm appliances low maint garden easy clean carpet tiles to kitchen and hall and living areas Thanks again SO far with DFH, we have had great experience, we only paid deposit but been good so far! We are building the Flinders with DFH and everything has been good to date however just a very slow process to get to where we are now. We paid our initial deposit in late February we have signed the contract and are all ready to start just waiting for the variations to come back now.
