This is alot of money, but we figured it would save us in the long run. We asked the consultant at the brick company how much it would cost to re-spray faded concrete tiles, and while he wasn't sure, he thought it would cost approx $2K. So the reason we chose it is that it will be more fade resistant (therefore preventing the need for future maintenance) and it has better insulation properties. We also heard it will significantly improve the house re-sale value. Also this time we including sarking. Its a protection under the roof line of tiles, like foil stuff. Good luck Terracotta tiles by memory have a 50 year g'tee, check the concrete ones. However, budget is tight and in all likelihood will probably stick with concrete. I would prefer terracotta because of its colour fastness. I have heard the matt finished terracotta tiles have a higher propensity to grow moss on them as opposed to gloss type terracotta. Concrete tiles also come with a 50 year guarantee (monier).. however, as others have rightly pointed out, the colour will fade over time (although the roof still performs a perfectly good job!). cheers!.. I am finding it hard to find flat terracotta fully glazed Have only managed to find semi glazed Re: Did anyone upgrade to Terracotta roof tiles? 16Aug 11, 2009 5:18 pm we got Terracotta, one thing you shouldn't forget is to add sarking. as Terracotta cracks more easily than others. with sarking it will help with any leaking problem in case of crack tiles. when ABC Seamless sent their inexperience yound guys to install our leaf guards, they cracked our beautiful tiles by stepping on the wrong place!
