Browse Forums Building A New House 1 Jul 30, 2009 10:31 am Hi all! I drove through my estate yesterday to check out all the houses that are coming up and I noticed something very worrisome. All the houses had smashed windows!! who knows what else as well. Would anyone know how this is handled? Does the builder fix it later or does it come out of our pockets? Villina with Trend facade Sydney Re: Construction vandalism 2Jul 30, 2009 10:39 am Hi, As far as I understand it, the building site is the builders responsibility until it is handed over to you. i.e. they cannot handover a house with broken glass. It will be fixed and at their expense not yours. cheers.. Re: Construction vandalism 3Jul 30, 2009 10:39 am Until you accept handover, the build and the site is the builder's responsibility and they will cover the cost of replacing/rectifying any damage. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Construction vandalism 4Jul 30, 2009 10:43 am it comes out of our pockets eventually as builders will raise the prices of houses to subsidise the money they are losing through theft and vandalism. Re: Construction vandalism 6Jul 30, 2009 11:05 am We had the same thing a month or so back where lots of houses in our estate had their windows smashed. One of the M homes that was probably the worst hit had temporary security cameras installed around the house which I found interesting. Re: Construction vandalism 7Jul 30, 2009 11:38 am A similar thing was happening in our estate. Our builder had several ovens stolen! If any of your neighbours have moved in while you're still building, it's worth getting to know them a little so they can keep an eye on things for you. Re: Construction vandalism 8Jul 30, 2009 12:01 pm I might be mistaken but i'm pretty sure that's covered under building insurance... still no affect on you though Aussie Alfresco Ultimate Bertram, WA Homebuyers Centre WEEK 21 - Practical Completion (Scheduled) My Build Thread - https://forum.homeone.com.au/viewtopic.php?f=31&t=21383&p=278506#p278506 Re: Construction vandalism 9Jul 30, 2009 1:59 pm Covered under the builders insurance.. We had two broken windows and theft of the tiles, toilets and basins and other bits and bobs. Our builder took 5 weeks to fix one window, so i am surprised there was no graffiti or anything broken when anyone could of gone in. Re: Construction vandalism 12Oct 05, 2009 10:59 am Great you got the rego number ... fingers crossed they actually catch them and they get punished and not a blinkin slap on the wrist. Senseless vandalism is becoming so widespread and a stand needs to be made with severe punishments as deterrents. We have had our internal top floor white plaster graffittied on 5 walls... absolutely no respect. Grrrrrrr .... my rant for the day. But it angers me so much. Re: Construction vandalism 15Oct 05, 2009 11:23 am Thanks.. M building in Tarneit-Melbourne Will have to be careful as this can happy anywhere... Re: Construction vandalism 16Oct 05, 2009 11:25 am We've seen broken windows in the newer areas around here. A lot of builders are now fencing construction sites, that never used to happen. Then you move in and the bins, letterboxes and fences are considered fair game for damage and graffiti. But it's not the poor dears fault, they had a miserable childhood/substance abuse illness/boredom because there aren't enough local youth facilities. Re: Construction vandalism 17Oct 05, 2009 5:00 pm Are you sure it's senseless vandalism and not a recession strategy by window companies? Broken windows = business! I remember a while back some police got in trouble for taking kickbacks from window companies. They would report broken windows found during their duty (eg from a break-in) to preferred companies, who would pay them for the business.
