Browse Forums Building A New House 1 Jul 29, 2009 3:28 pm Hi everyone, I am new to both this forum and very very new to builing houses. I am currently sorting out finance, deciding on land and looking at display homes for my first home. My question to those who have been through this ordeal is what are you experiences on the difference in price from the basic (draw me in) price shown on most homes to what you actually ended up paying. I realise this will vary greatly depending on the type of land (size, cross fall etc) and many other factors but was just trying to get a realistic number to work with. I have been assuming through my research that an extra 50 000 for the single story houses I have been looking at is reasonable (basic prices of 180 000 - 200 000). What are your thoughts? Most basic prices don't even include the site cost, so unless your land is flat with zero rocks in it, it's impossible to pay the basic price. Bit of a long answer below but it might help. We've just signed up and kept very very tight control on the overall budget i.e. Our total HAD to include flooring, perimeter, fencing,driveway, stormwater AND an element of risk for retaining walls and cash jobs. You must be realistic with these costs and whether you include them or not. if not then I recommend you ask yourself the hard question of when will you do them if not part of the build. So, you need to set your total first and work back from there to a 'Actual house' price. Then take a % off of that, I would recommend 40% to get to the basic price. That will give you somewhere to start i.e you only look at basic house prices in that range. Upgrades are funny things. Ceiling height? We had 2.7m in our pricing and at the last minuted dropped to 2.55m and reduced build by $5k Alfresco - we added $6k for a 24m2 Alfresco because at $300/m2 it appeared good value Garage, $900 to widen by .5m was worth it Insulation $4k (roof, external and internal) 900mm Kitchen Appliances $2.5k Upgrades, necessities, wants? I would say out of that Insulation and ceiling height were the non negotiables. The rest are down to the budget. Yes, we are going to live with Acrylic basins, basic lights, laminate bench because they are not that important to us. Have fun, grin, smile, do whatever it takes to enjoy the journey, we will! A Home build will be the biggest thing many on here will ever do, financially and stress wise so make sure it's what you want..
