Browse Forums Building A New House 1 Jul 01, 2009 10:48 pm Hi there, We are building the Nelson with M3tricon. We are super excited as the excavation on the land has just started. I am starting to worry however, that the contract building time in our signed contract is longer than most other builders. Our contract allows them 394 day, which is approx 13 mths from the site commencement date. The house is a 43 sq double story house which is quite big, but does 13 mths sound too long to you? We signed the contract based on this length of time because the consultant told us this was based on the standard HIA contract. Is anyone else building through M and how many days in your contract? (even if you are building through another builder, would still be interesting to hear how many days are contained in your contracts too). Thanks! Re: How many days in your M3tricon home building contract? 2Jul 01, 2009 11:47 pm Hi mate - we're in the process of siging on for the Nolan 41 - only left the deposit last weekend so we're nowhere near getting any estimate on build time, but as we're having to demolish an old place first, I suspect it will take ages to even get started! Ours is through orbit homes in vic. It is a single storey with lots of changes an is now about 34sqm. James Oh wow James, that's super quick...just over 4 mths. Congratulations-it's a very exciting but stressful experience! No, we aren't getting the grant either because the only reason we could afford to build is because we sold our first home. You'll have to let me know how you go with your process and how long your contract is when you get to that stage. For us, it was between the laguna, liberty, nelson, nolan, promenade.. the list went on and on The nelson & nolan are virtually identical. But for the orientation of our block, needed the garage on one side and outdoor room on opposite side, plus we liked the bathroom with triple access upstairs and a few other things. Only downside was the laundry leading out from the kitchen, but it's not a dealbreaker. anyway if you want to keep track of our nolan it's on our blog, it's an easier way for us to track things rather than starting a new build thread on this forum (but I imagine we'll probably start a thread here once the colour selection appointment is confirmed). We have used up neally all of the contract time where as others on this forum building around the same time have been way under contract. Are there any other MCon houses around you being built? Maybe you can keep an eye out on how quickly they are going up. So your contract time is approx 2.5mths less than mine. To gain a further comparative, do you mind telling me where you are building and when you signed your contract? Hi, we are building the Windarra 33 with M and we have 277 days in the contract, it is a single storey. We were surprised too that it would take 9 months to complete a single storey. It seems to be going quite fast to start with so hopefully they will finish on time if not early. [i]We built in Point Cook and are loving our new house. Contract states 285 days but so far it is almost 3 months into the build and we're already more than halfway through fixing stage. However, it took 5 mths from contract signing to site start tho. Our neighbour behind us is building the Santorini and their contract states 9 months too but they're just 2 weeks away from handover and theyre into their 5th month of the build. Did u manage to get this in your contract? I tried to get specific appliances for the kitchen, was told this was fine at the start, but then when we went to sign, it was a HUGE issue an they wouldn't have any of it, there comp was for them to put them in at twice the price I was quoted. It seems to be motoring along a lot faster than that though, but we'll see. And $250 is the same amount we get per week when they go over contract. I wonder how they actually determine the number of build days? I'm sure work load probably has something to do with it. Or maybe they're just extra cautious so that they don't fork out the $250 very often. Re: How many days in your M3tricon home building contract? 20Jul 03, 2009 10:25 am Hi Rinny, great you are building almost the same house as us-i love seeing all the different combinations and ideas other people have for almost the same house as ours. We are in the Chadstone area. We signed our contract 14th December and they were on site about 12th February and have been speeding along ever since-almost every day I go there, there is someone working on our house. There has been a few issues but luckily i'm picking most of them up early so they can be rectified. Are you doing a demolition first? What were your site costs if you don't mind me asking? We were slugged $30K because of needing piers, upgraded slab, supposeded double handling charges due to site access problems etc etc-it was a long saga but we couldn't find any other house we liked for the price even with the ridiculous site costs. I'm very impressed you are able to do your own kitchen-how difficult was that to organise with M-the CSC we had was appalling and wouldn't even let us change our door handles in the bathrooms to privacy locks ones (as we had chosen ones that are not in their standard range we were told). Have you done many structural changes? We were told that our contract was 317 days and this was standard-our finishing date is 2nd January which I knew would mean the house would be finished earlier as they all wind up in early December for Christmas.
