Browse Forums Building A New House 1 Jul 28, 2009 9:52 pm Hi guys, Just come to share my building expirience and ask for help as well. I bought a block of land at Bundoora with a 1.7m slope. I had delt with PD for about 3 months as I quite like their Regent 23. I brough my land contract and email the engineering plan to her on the fist appointment At the beginning the sales consultant said they can build in the area but a week later when I almost paid the $1000 deposit she turned to say they can not build because it was beyond their building zone ,which I could completely understand. Then I started looking for other builders but 2 weeks later she rang me that they can defenitely build in my area and I made decision to build with them. I paid $1000 deposit in the same week. After a few weeks she gave me the quotation and I signed on it and just wait for soil test and the building start time was lock in November. Once the quotation had been signed the other 2 staff rang me to make colour selection appoinment and contract signing appointment. Everything looked alright by then. After about 1 month I got a phone call from the sales consultant and was told that they cannot build on my land because of the slope. The reason cannot be accepted as I provided all the land information to them at the first time and also the 1.7m slope which was shown on the engineering plan. If it cannot be built why didn't she tell me at the beginning? I am the first home buyer I am expecting the FHOG and now after about 3 months everything is gone not only my effort and also my precious time. Now I have to start looking for a new builder. The building prices are going up because of the demandings and also time is limited.... I'm very upset with their services as they are supposed to be one of the most professional builder in Australia and they should know if they can build on the sloppy land or not. I would rather have been told straight forward rather than have a few months wasted if the slopeis a problem Can anyone give me recommondations on my builder search? Re: Looking for a right builder 2Jul 28, 2009 10:53 pm That's awful. You may have grounds for complaint and full refund. See Consumer Affairs website for more info. re: builder. National Builders Group may be able to assist as they build on sloping land. Good luck. Re: Looking for a right builder 3Jul 28, 2009 11:04 pm Why can't they build on 1.7m slope?? I'm building with PD (Prestige) and I have around 2m slope across the house so they DO build on that type of slope. I would be demanding to speak to someone higher up. This is what PD are building on for me. My son is standing in the deepest part of the cut... it is over 1m and we have around 1m fill on the other side. http://i519.photobucket.com/albums/u353/joles_photo/2009-06-18_16-47-39_18062009851.jpg I leave you to fend for yourself, figure things out yourself. You should get all communication in writing from PD's from now on and if you miss out on FHOG because of them, speak to a soly. I agree, they should have told you about it way back. I think there is more to it than what they are saying to you... Annie A thankful person is a happy person. They actually agree to refund the $1000 but the thing is I might not get the full FHOG as I cannot find another builder and sign on the contract by the end of Sep. Thanks for your advise.
