Some are starting now with completion dates in Nov - so 6 months. The builder we are considering is small-scale - and their standard build time for a 2 storey brick veneer home is 18 weeks (yes - 4.5 months - though he said 95% of homes at the moment are done in 16 weeks) Is there such a thing as building too quickly? Things need to cure, dry, sit, move etc etc so that when the time comes to add plaster or bricks, they themselves are not going to move, or will move only as designed too. Sil types are very important here
Fillers and Glues need to set, the list goes on. Our 30sq house was completed in about 20 weeks from excavation. Then there is a quality issue. If your builder can give you a top quality product within 16 weeks good for you guys. Someone else in the know may be able to give you a more definitive answer. I suppose if they become more busy between now and March 08 - the build time might be longer!
The design we've chosen is his most popular 2-storey - I've put in an email to see if we can have a look at some completed homes - even just from the outside - to check quality. We were told 300 days from commencement....now with variations its 330 days....they are progressing very quickly though....do builders normally quote a longer time in the contract to save their own *****? we were reminded that its a full custom built house..its a 32 double storey house...hmmmm... My parents' place was 8 months (steep sloping site, edge of development materials etc)
With a lot of project homes, the sparkies often have their wires pre-cut in the correct lengths - all of the pre-fab they often do I assume allows them to save time. Re: How long does it take to build a new home? 9May 25, 2007 2:48 pm I don't think its taking too long ladyice, as stonecutter just mentioned given that it is a custom build you would imagine that they would take that little bit longer. I guess the other factor is that although your contract states that your dwelling is going to take 'x' amount of days doesn't mean that your builder will always take that long. We are looking at 8-9 months from slab down for a single storey and that is considered pretty fast around here! Re: How long does it take to build a new home? 11May 25, 2007 7:46 pm We have been told by a couple of big companies 12 months is normal (that being said I have heard people not in their houses after 18 months) and some smaller companies -around 10 months is normal. I dont think over here- in Perth- you will get it done any sooner than that.

Does anyone know out of interest why the mjority of houses in Perth are still constructed with double brick? I'm just curious!
Hi monkeyupatree we are building through Ventura! From signing up to slab down it was approx 6 months and we have been told 8-9 months from slab down so hopefully it doesn't take much longer! Re: How long does it take to build a new home? 14May 26, 2007 12:52 am Double brick so the builders can make soo many more mistakes just to stuff the owner up and take the 12 month build to 18 month and beyond.... You would not believe the amount of people I have heard that have had to have walls pulled down as the builder had no idea/ wonky walls/ in the wrong place/bad mortar etc etc..... and this through major companies-wont name names!!
I just wish there were other choices through the main companies. I think there is a council somewhere that is going to set up a display village with alternate building products- not just bricks- that are energy/water/cost efficient. So maybe there is some hope yet for a 'frame system' house. It be interesting to see how Ventura go... I didn't like many of their designs, the ones I did were too pricey for us! We need certain things in a house and most designs just don't cut it. We actually found a great design through *, but alas I heard some things.... any ways we have found a small company with a great house design, but with our changes, I think will take it over our budget! So we probably wont get what we want/need in the end. Where abouts are you building perthgirl? We are looking Byford way, just freaking out a little though as some company told us that if we get a patch of clay soil (and I heard that in one street it was the best -ie: cheapest- soil type to the worst -ie:dearest) site costs can go as high as $18k. Of course you dont find much under $220k and thats for approx 550sqm. And as lots of titles aren't even released yet we may not even be in new house until 2009. Re: How long does it take to build a new home? 15May 26, 2007 1:58 am Also building with Ventura in Perth - signed up June last year, slab down in December, still not in lockup (there was a 4-6week delay on bricks apparently... even though they were onsite within 2-weeks) - estimated completion (in my eyes) would be around July - or at least I hope so, starting to get impatient!

We actually built our last two homes with * and I highly recommended them! For a value for money builder they are great and their upgrade prices are very reasonbale. Only reason why we didn't build with them this time was that they didn't have the floor plan that we wanted or anything close so it wasn't worth working one of their other plans to suit us - we tried though! Hi P1T - Which Ventura home are you building? We are building the Tangalooma (its a South West design) but we have modified it quite a bit! Hopefully you are in by July! If it’s an average size home, built by a good builder….3 to 4 months. Depending on the weather at the start of course, it’s never a good idea to start building in the winter if you’re in a hurry to get in! This is our first home so half of me wants it to be finished ASAP - the other half wants it to take a while so that we have more time to save for furniture and finishing touches Thankfully the internal rendering has now started (after our third supervisor swap) and things seemed to be organized and happening. P.S. - Love the Tangalooma (in fact I love all of the Ventura Displays) - hoping it is still open when I get down to Busselton and see it. It took a while for all the council, soil tests etc to get done. We signed up april last year, slab went down nov last year, and we will be locked up by the end of next week.... hopefully. I am happy with the progress, it has been slower than i liked, but there is not to many workdays where something hasnt been done. I guess the one thing i would like to see is multiple trades there at the same time. For eg external painting while internal plastering is happening. It seems the time is soaked up by one tradey at a time. The quality of the work has been very good and there hasnt been any big delays due to lack of materials or tradespeople..... yet. From what i can gather with the homes being built around us is that the painfull time delay is after lockup. It seems as if getting chippies and tilers to do the inside is a real problem. Houses that seem finished take forever for some tiles to be layed. It hink this may be the frustrating delay for us in the future as it will seem so close to being fineshed... yet so far. Time will tell. We have been told our house will be ready start of October There is a house nearby that was going up well and was locked up until one day it was covered in spray painted black dots and lines. I have since discover that the bricks were slightly discoloured and needed replacement. This is happening at the moment and the place looks like swiss cheese at . I can see the minor discolouration of the bricks, but i would be more concerned about the fact that bricks have been cut out and then replaced and the clour match of the mortor. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Before Re: How long does it take to build a new home? 20May 27, 2007 1:07 pm I can see what the owner is talking about but it is really hard to pick slight variations in colour when handling bricks.The makers tell you to take bricks off two or three packs at once and they will blend in but that doesn't always work.Dampness often changes the colour of the bricks and some that have been sitting on wet or muddy ground look different to the others until cleaned,so it can be very hard to pick while laying.Anyway the brick makers cover themselves with the tag on the bricks saying they take no responsible for colour variations after the bricks are layed (not quite sure how you spread out a few thousand bricks and look at the colour consistency before laying)It would be a hell of a job for the bricklayers to replace those bricks.By the way can you see what is wrong with the red sill bricks,they seem to have been painted as well and I can't see much wrong with them.Regards Terry Sorry but you have a crap builder.
