Browse Forums Building A New House 1 Jul 26, 2009 9:33 pm Hi everyone! I've been on and off looking at this site for a few months now. Well our land has finally settled on july 17th and we've signed a contract with AVJ to build our 1st home . We have an appoitment on wednesday to chose our colours, etc... and I am wondering how that all will work. Do we go there and we are given a whole stack of colours to pick from (say for example, I'll have 10+ tiles infront of me and I need to pick 1). Will they then input the colour selection into the computer so that I can see the "overall" effect? Is colour selection something thats done there and then (say within a few hours) or do we have a chance to come back and pick our "final" colours. Also, at colour selection, will we get a chance to pick our taps, shower, toilet, door handles, door types, etc... or is that sort of stuff chosen at a later times (say just before they install them?) I just wanted to get an idea of what will happen on the day but don't want to ask the SC as he'll probably think thats a pretty silly question TIA Mum to 3 kids (including hubby) Building in SE Melbourne. Re: Colour Selection - how does it work? 2Jul 26, 2009 9:50 pm We haven't had to pick our colours just yet, but I've visited the colour centre that NBG use when we were deciding whether to go with them or not. They have asked us to think of what colours we want etc before we go for the actual appt. They gave us a pack of lots of brochures - boral bricks, colourbond wall chart etc. When we were at the colour place they had examples of everything - a mini bathroom, a wall of bricks, tiles, paint colours, mini kitchen, flooring, boards of door handles, rack of front doors - basically everything that you would need to choose. I suggest doing some homework regarding colours (phone beforehand to check what brands they use) and research on the net and this forum. Thanks to this forum we have already chosen our bricks and colourbond roof, gutters etc, just from seeing other people's photos. Best of luck! ...please post photos once you have chosen. Re: Colour Selection - how does it work? 3Jul 26, 2009 10:15 pm My parents are currently building with AV J and i was with them at their colour selection. Your colour selection appointment is about 1.5 hours long, they expect you to go there with a good idea of what you want already, so its just a matter of going in and ticking all the boxes. I think you should definitely go and check out the bricks at their brick supplier, because i felt the lighting there was no so great, and when it comes to bricks its hard to tell what they wall will look like by looking at only 3 bricks. The colour consultant will go through each selection with you, they will start with all the external items and colours and move on to the interior. So you'll have a wall of bricks, a wall of roof tiles in all the different colours, and all the colourbond colours for the gutters/fascia so you can place all the things togehter on a table and get an idea of how well they go together. you will get advice on what to go for and what not to go for. Tiles, i was quite dissappointed with the tiles, they just had them stacked against the wall and i don't even think the entire range of standard tiles were there, so go Beaumont and get a good idea of what you want, so that if you don't like what you see there you can let them know what you want, making easier for you to do the other selections, such as the vanities and paint etc. You will also have a wall of carpet to choose from. During my parents colour selection there was no mention of taps, toilets sinks etc, i guess it was asumed you knew the standard and you were happy with it, so if there is anything you want to change, ask them while you're there and they will show you the catalogues wher eyou can change them there. Front doors are not on display there, they will give you the catalogue to look at, so if its important for you to see the door, check them out at their suppliers. Basically the colour consultant will be there taking note of your selections on a paper. You will leave and they will send you the selections along with the quote for any upgrades in the mail later. They do expect that all selections will be done on that day, but if for some reason you changed your mind or there was something that wasn't quite right, they do allow you to go in for another appointment and making changes, my parents did that. The good thing about my builder id you chose everything there and then no need to come back again for different things. On the day you choose your colours and sign off on them, from this point on you stick with the colours, any variations as i believe cost afterwards. With my builder they had there standard everything, right down to colours. I had one set of taps and everything else was up grade. same with handles for all doors. It can be a very daunting experience if you don't have a rough idea of what colours, taps, tiles, basins, benchtops and general upgrades you would like. The only thing I hadn't chosen was the grout colour! Despite knowing all of my colours, the appointment still took 2 hours as we still had to walk around and point out exactly what we wanted so there were no mistakes. If you can go to the colour place and have a look around without an appointment it is thoroughly worth it! I totally agree with Abbey about the bricks. You cannot get a good indication of what it will look like with 3 bricks. The colour of the mortar and the way it's finished (flush, rolled or raked) will also have a large impact on how it will look overall. One of the most important things I did was ring up the brick company and get addresses of houses using the chosen bricks to see what they look like (unless, of course, you are being fully rendered!!) We have a "fair" idea of what we want, but unfortunately I don't think we've gone to as many display homes as other would have. We have 2 young children and taking with them can be soooo daunting. We did spend saturday all day looking and we went yesterday to the Lyndhurst display village but the AVJ homes were closed . I called the 13 number and the lady couldn't get a hold of the agent who was supposed to have opened the homes and it was very dissapointing. We still got a chance to look at other homes but the kids were with us and all they wanted to do was play with the water features and all hubby and I were worrying about was wether they would fall into the water or not . Anyways, we wanted a "brown-ish" theme. I really like those dark brown bricks. I've seen a few houses around my area use them but all of them had part of the house rendered and we're not getting that. Infact we're not getting a facade at all. Well just the traditional one, which only has 1 brick post and a small porch. I might download some pics, etc.. so you can get a better idea. I am terrible with colours. And worse, I am a libra... so it will take me forever to chose. I want a little bit of everything, lol, but I know that won't work... I guess we'll see what hapends of the day. Btw - do you guys know whether adding a lowered bulkhead in the kitchen will be considered as a structural change or not??? Our SC told us that we can make upgrades and small changes up until the colour selection (well on the day we do our colour selection we can make the changes with the lady). One of the things I wanted to do was a lowered bulkhead (saw that just this weekend) and wondereing if thats structural or not. If it is, that will cost us post-contract fee .... what do you think? I wish I'd found this site before colour selections because I had no idea what to expect. We're building with a different builder, but the more prepared you can be the better. We weren't able to do a tour of the colour selection place because they were booked out, and we tried to look at brick & tile places but it wasn't as helpful as I thought it would be. Because we were working to a tight budget it was hard to make big decisions when we didn't know how much upgrades might cost. So we went to the appointment with only a vague idea of what we were after. It worked out okay, but I'm sure the colour consultant was a bit frustrated at times. So whatever prep you can do beforehand will come in handy! And yeah, Stormy's suggestion about the checking out bricks on a real house is so important!! Our first brick choice looked so different from what we expected! I'm pretty sure the bulkhead would be considered a structural change, well it would be with our builder.
