Browse Forums Building A New House 1 Jul 26, 2009 3:12 pm Hi all, We have yet to sign a contract, but have read quite a few horror stories about Clarendon builds- any advice for us before we sign up? We are looking to build a Clarendon Crestmead in Brisbane.... Has anyone built a Crestmead- we are wondering about lighting and electrical layouts? Also, we have not built before, so any general advice would be appreciated before we start! Thanks!! This was our fisat time building too!! And have to honestly say. Our building experience with Clarendon has been great. It really all comes down to the supervisor you get. A great one will make the world of difference. We constantly kept an eye on what was being done on the house, and kept notes of anything we would like to bring up with the SS. But any little things the SS already knew about and had dates that it was being rectified. Having said that any things we picked up were minor and havent had any major problems at all. Advice hmmmm: 1. Make sure any structural changes you wish to make are quoted and in your contract. Trying to organise any structural changes at a later stage can be difficult. and costly!! 2. When you have you electrical appointment, get ready to be shocked at the cost of downlights etc. wiring $55 install $29 per light. We put in as many as we could at the time, then met the sparky on site and he was happy to install extra lights for us at a cash rate. ( just make sure the wiring has already been completed) We didnt put a big enought provisional allowance in our budget, $3000 will get you nowhere. I think we got about 22 downlights, couple extra powerpoints, exhaust fans, wiring for a few other things. Ill see if I can track down the exact price list and PM you So your house ( beautiful crestmead ) may require even more. 3. Clarendon dont include sarking ( plastic stuff under roof tiles). so if you are wanting it, organise it before contract signing. 4. Clarendon state that your first point of contact should be your CSO. We always contact our SS first. he is always the one on site, and knows whats going on. The CSO only gets a weekly update. So little things like when will the brickies be there. SS will know prob before CSO. 5. Dont stress!! I have found them to be really good, nothing too hard and always willing to help. Our handover is next thursday, and I would build with them again if the chance arose. Hope some of this helps!! Good Luck!! Where you building in Brissie?? Our place took about 5 1/2 months to build, which is great compared to some I have read. Do all your homework and when you think you have finished, do it again, if something doesn't look right ask the the question, if you don't get the right answer, ask again till you feel happy with it. read your contract and compare it to your plan and then read it another 5 times, just in case.
