We've picked the land (seems flat to me) and we've pretty much picked a house (Wisdom Providence 26) but what other costs would there be? The Wisdom guys at the ponds seem good but I am sure there are things I am not budgeting for.. Package for $230K (subject to on site inspection) Providence 26 and standard site costs Tiles, carpet to remainder Driveway (up to 55m2) Alarm Air Con Kitchen Upgrade Facade upgrade Driveway Other costs I've estimated: 10000 Stamp duty 5000 Flooring 3000 Driveway 700 landscaping 100 mailbox 1000 Security Doors 200 Fly Screens 350 tv antenna and connections 3000 Blinds / Curtains (http://www.blindsonline.com.au) 300 Clothes Line 2500 Fencing 600 Side Gates Is there anything else I am missing? Re: Wisdom Providence + Extra Costs 2Jul 22, 2009 9:21 pm Hi there, Im an electrician and u need to look at this as most these homes only include a power point in each room and a standard batten fix light, u will need some 2 way switching and multiple powerpoints, if u need more they usually charge 100 bucks a point this is the same for extra light points (including downlights) Re: Wisdom Providence + Extra Costs 4Jul 22, 2009 10:16 pm I agree with fazmac with the electrical fitout. Also check if they fit single or double gpo's as standard. You will need to ask about phone points and tv arial outlets and you will probably have to allow for an antenna. If you want downlights get them put in at the start, if not you will be patching the hole in the middle of the ceiling and then painting it when you get rid of the single batton that have installed. We went downlights in the living areas and the single standard battons everywhere else, we will change them ourself later on. What kind of flooring are you going, my tassie oak floorboards through 60% of the house cost approx $13K. I think you'd better get some quotes there. Doing a full landscape takes a fair bit of $$$ (we were quoted $24k for a pretty simple landscaping job on our small job. I think we can do it ourselves for about $10k.) Wisdom include the alarm in the lifestyle package or the standard builder package I think so you can take that out. It's fully customisable as well, you can add heaps of stuff to it in the future if you need to. Almost no one is happy with the standard tile range at Di Lorenzo so set aside at least a few thousand there for upgrades including the bathrooms (I know you added extra for flooring so that might cover some of it). Brick upgrades - Austral and Boral standard ranges aren't that great Fly screens are ~$30 per window. Driveway is included with Wisdom. Definitely power points, you'll spend a lot of money there. Light fittings. If you want downlights, they're about $90 each from memory. Stamp duty is payable on the land, not the house you are going to build on it. I'm guessing that's what you based your 10k on. Facade upgrade is the amount on their facade sheets plus a lot of money to add render to it. Additional piering costs if you build near a sewer line Additional site costs if you aren't soil class "M" Upgrading your internal doors to those you see in the display houses Upgrading your kitchen to polyeurethane (pantry door is seperate to the cupboards) Wisdom fit double GPO power points as standard and never recommend single as they are only $5 cheaper. One phone point and one or two tv points are standard as well, you'll have to pay for pay tv points as extra. Getting the home theatre wired up properly will cost a bit as well. For the Providence, factor in additional costs to get the nice raked ceiling that you see around the kitchen/dining area. Costs for higher ceilings (Wisdom standard is 8' ceilings, upgrade is to 8'6). The list goes on and on. Just expect to add at least $80k-$100k to the base package and you'll be getting close (excluding landscaping). You'll need to budget for: Electricals (as fazmac and maxyb pointed out). Wisdom has 1 double powerpoint in each room as standard, any additional ones are $50. Two way switches are $45, etc... Tiles upgrade - here you can go nuts, but unless you like the standard range you be spending at least $2,000 Bricks upgrade? or render? facade? $700 for landscaping doesn't seem enough I would allocate quite a bit more for flyscreens, specially if you are going to put some in your stacker doors. Electricity and gas connection to provider Wisdom has a list of upgrades (with prices) of what they've done to each display home. I would be asking them for those as they come in handy... Good luck! I am not sure if I am more keen or less keen about building after this. I will need to budget more for landscaping and we dont want carpet in the house either. Re: Wisdom Providence + Extra Costs 9Jul 23, 2009 10:00 pm Dont forget legal fees and other fees aswell for both the house and the block. also from what the others said; increasing door height (if you increase ceiling height) front door and other door upgrades mortar colour one thing about the providence is the main bedroom doors arent the same size on the standard from memory i think one is half the size of the other, so your paying to get two doors the same size. you could think about getting the 24 and extending what you want i think its somewhere around $700/m^2 the providence 26 has smaller bedrooms than the 24 good luck Re: Wisdom Providence + Extra Costs 10Jul 23, 2009 10:17 pm I upgraded from the standard bricks (austral homestead & boral horizon) to the boral nuvo Victorian blue. Cost $240 per 1000 bricks plus $720 for white mortar. Floorboards cost us approx $13K for approx 100sqm of tassie oak and this was after carpet was included. Personally I think it is worth it but we have added about $45K of extras to date and that was coming from a pretty good standard inclusions list. Remember that its standard for builders to add 20% to anything. Boral told me an upgrade to the bricks was $200 per 1000 and low and behold our builder quoted $240 per 1000. I would love the high and raked ceilings. We need the 26 as we three kids and I want to have a bit of space. Thanks Maxyb, I want to put in floor boards as well where there is carpet by default. Dont know if I can fork out the $13k though... Most builders have indicated that I can get a credit or the carpet and do the floor boards myself. Not sure how it work out with the skirting boards etc and how accomodating the builders would be when it came to the crunch.. I will be doing ours after handover, got a credit (we are with wisdom) on the tiles, and have asked for the skirtings to be tacked on, and the kitchen cabinets to be extend by 40mm (18mm ply, 19mm timber flooring).
