Browse Forums Building A New House 1 Jul 22, 2009 2:56 pm Hi all after we had our site cut we were told by SS that we will now need a retaining wall it's only very small but at the highest point 1.350mtr x 14 meters but the height goes down considerably down to ground level here' s picture its along the left boundary. SS gave us a name of the guy doing our slab he also is a licensed builder and has quoted us over 2000 smackers which has REALLY suprised us for something so little I feel like doing it myself but because it is 300mm higher than 1mtr he has said we need a permit this seems ridiculous to me because it is only 1.350mtrs for 1mtr then it drops to 900mm Advise Please Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Since been there to measure myself and at it's highest point it is 1mtr !!! then after reaching 6mtrs down it is only 300mm high wouldn't the fill cover this gap after the slab is poured? why would need to spend more $ retaining 8 mtrs x 300mm these people think I stupid for sure. LATROBE 320 WITH DENNIS FAMILY HOMES Re: Retaining wall help! advise please are we paying to much? 5Jul 23, 2009 7:54 am Still think they should have been able to let you know up front about the wall, my wall requirements were noted when they did the site planning, no matter its done and all builders work different. I have a few average photo's of my retaining wall on my blog --> http://snakedr.blogspot.com/ I have a lot more retaining there than what I noted I paid $2k for, I got them to throw in about 40 metres of retaining with the contract as the deal maker, so in reality the only part i paid for is the at the back right of the property at this stage, the back left still needs to be completed as well But it gives you an idea anway Blog - http://snakedr.blogspot.com/ Build Thread - viewtopic.php?f=31&t=12084&p=307406#p307406 Status - PCI 15/10. Ask around for comparable prices and you'll find some quote you in excess of $4k - $5k for a wall like that. I am having two walls built - one is 18m long x 800mm, the other is 16m long x 1m Costing me $6,700 but that also includes excavation, backfill, top soil, agg pipe, plastic. I am getting galvanised steel posts with timber sleepers (75mm) for the back wall. My side wall will be 100mm timber uprights with 75mm sleepers. I have been quoted up to $8,500 for the same job. Also have a stone retaining wall at the front of the property. Cost $5k and is 16.7m long x 1m high. Wanted more of a feature at the front of the house. Cheers Re: Retaining wall help! advise please are we paying to much? 7Jul 24, 2009 2:05 pm we've just run into the same problem, we were going to do it ourselves but the sitecut has left us with quite a bit of retaining wall now being required. We are getting a stone retaining wall totalling 45m with an average height of 1.5m for $10 000 now have to wait for that to be done before we can start the slab Re: Retaining wall help! advise please are we paying to much? 9Jul 24, 2009 2:41 pm sun I'll ask Hubby when he gets home, he is a builder. Thanks Sun that would be great. I've asked the builder if we could put some fill back down at it's highest point which is 1.350 and make it 1mtr so we wont need and engineer to design it etc or get a permit and he has said that we could do that. ( well why didn't he say that in the first place ) Then I had a brain wave overnight so I called him and left a message telling him I went down there and measured myself and found that at the start it's 1mtr in height which progressively goes down, then when I reached 6 meters down it measures 300ml in height my question to him was why would I need to retain for a further 8 mtrs at 300mm (H) when by the time the slab goes down which is 250/300mm in height I would just be putting the fill back in to cover the slab which would then cover the retaining??????? waist of money and time I think or am I wrong? Am I right in saying this do I make any sense? https://forum.homeone.com.au/viewtopic.php?f=31&t=19655 FINALLY slab down 5th SEPT Oct 16 Bricking/ plaster starting Dec 1 Painting started END OF CONTRACT IS UP SOON HURRY UP AND FINISH MY HOME..... countdown to 27th Feb. Ours are still being built - we are in week 8 now - at a cost of in excess of $50k!!! Hope it sorts out for you. JL Thank you again Simeon.. I will call my certifier for that. Have a good day 4 6034 Thanks for your reply! All valid points and I agree with you on many of them. I am in QLD, any recommendations on a construction lawyer would be helpful 3 2730 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16543 |
