Browse Forums Building A New House 1 Jul 20, 2009 9:16 am hi everyone im 22 and a single mother of two gorgeous daughters. I am currently in the exciting stages of building my first home . Im building a 4 bedroom 2 bath/ customised kitchen home with sarah homes at Milang. I have colour selections tomorrow and im still so confused as to what i would like in terms of colour schemes. As i have a timber clad home, i also have to come up with an exterior colour scheme. My house goes into council (alexandrina) on Wed the 22nd of July and then the wait is from here on i guess. I have had every problem known to man upto this point in time, so i am hoping that the second half is much smother (which i doubt but it nice to wish ) I would love to have someone to talk to about the process as im doing it all alone, so ill continue to add pictures and info. I fell across these forums by accident looking for websites with colour selections, and just had to be apart of it because the advice seemed useful in many respects. Im thinking monument roof/gutters, windows id have to go black which is the closes colour. And the cladding...im not sure...i like dune which from memory is like a grey or a cream colour. I will add pics of block and plans in due time. It is the Heysen 4e with a customised kitchen layout, and no wall built through sarah homes. http://www.sarahhomes.com.au regards building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: First home builder, with sarah homes 6Jul 20, 2009 11:22 am hi jess, funnily enough we share the same name and my birthday is oct (the 7th). I know its an exciting feeling and a sense of achievement, especially after so many people doubted i could ever buy a house. Even now i get the "how did you do that/afford that" question from a large perentage of people i talk to. Its like as soon as your a young single mum you fall in the "she cant do that category. Ive worked hard for what ive got and im proud of myself and i hope one day my children will be as well. The lighter the colour, the more heat reflective. The darker the colour, the more heat absorbent (given the stupendously hot summer that we just had, this is something that you may want to think about!!). I think Sarah homes also gives you the choice between wood and aluminium window frames, and wood is easily a better insulator. At the Sarah Homes display and selection centre they have a home there that has colourbond surfmist for the roof, and the walls and windows are also painted in surfmist to match. It has a beachy, clean, fresh feeling to it as opposed to the more solemn and sophisticated dark roof and neutral walls. It may be completely against your taste, but worth thinking about. Honestly, when I was in my early 20s and building my first home, I went for BLACK roof, black windows, black paved driveway and the darkest possible bricks that I could get (deep, deep red with black flecks). Looked magic, was near unlivable as soon as the temperature reached 35 degrees. I didn't have the money for aircon, so I suffered, I sold it within the first year and started again. Good on you for jumping in and doing this so early in your life. You'll have paid off your house and be enjoying holidays in italy when all your friends are struggling with mortgages and college fees for their kids Re: First home builder, with sarah homes 8Jul 20, 2009 1:31 pm singlemum2daughters hi jess, funnily enough we share the same name and my birthday is oct (the 7th). (3y/5y) Take care oooooh thats freaky i agree - even my best friend sometimes likes to ask me if i can afford it i have to keep reminding her that i don't spend money on the same things she does - for some people buying a house is just in the "too hard" basket - they think they could never afford it and wonder why in the world you would WANT to afford it My mum likes to tell people that i'm building a house - and deep down i think my dad is just a little bit proud aswell 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: First home builder, with sarah homes 9Jul 22, 2009 9:24 am jess, I know what you mean, i know my mum is proud but i dont think she really wants to show it. She tends to try and talk me out of many things...one thing was building. I believe it may play back to her past. She was a young mum by the age of 22 as well, but she had a my father to rely on. They didnt have a house they were living with his mother, so i think theres a little jelousy. My mother has never really been enthusiastic right from the start, hence the feeling of doing it by myself. My father lives in qld so has absolutely no interest. Anyway enough of the boo hoos. I finally done my colour selections yesterday, very tiring with my daughter (3) she picked the kitchen cupboard colour. eaves- white roof-monument gutters-monument fascia-monument cladding-dawn grey windows-white front door-monument laundry door-dawn grey internal walls/doors-smoke pearl I will write another post with the wet area colour choices.....EXCITING!!! building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: First home builder, with sarah homes 10Jul 22, 2009 9:30 am Nice work there and welcome to the forums Kodiak Data Cabling onFaceBook Consult*, Design and Installation Data, TV, Home Theatre/ AV Cabling, Multi Room Audio, IP CCTV and Door Intercoms Ask for a Quote. *DIY DATA Cabling Is Ilegal Re: First home builder, with sarah homes 11Jul 22, 2009 9:54 am You are doing great buying a house at your age. My council has been doing the inspections for me so far, though I dare say that will end once lock-up has happened. The council noticed that the septic was put in too low so the builder had to put a spacer on top if it (they have sent me a variation to my contract for another $980 for their muck-up but i refuse to pay this!). The council also came again to inspect the slab(no issues) and again when they put up the framework(issues here and i wont be paying the 2nd progress payment until they have been fixed). We already paid for somfy motors for the blinds. The quote above was purely for “pre-wiring” so the blinds company can install the motors and blinds.
