We've been talking to a few builders to see what we can build on our budget. Everytime it looks like we may go ahead something turns up to confuse us. The latest setback, is that Masterton is saying with the "H" class slab, it may cost upto 20K extra on site cost. For anyone who has "H" class does this sound right? We had rough quote with Wisdom, Eden Brae and Metricon and they did not mention that there could be $20K site cost. Anyone building in stonecutters have this cost added? We are building in Stonecutters Ridge with Wisdom Homes and with their package price (which includes standard site cost) - to have an H class slab we only paid an extra couple of thousand ($2-3K - I can't remember the exact number) Most sites I've seen are pretty flat - I can't see why you'd need to add $20k if basic/standard site costs are already included. Usually you only need a H class if it is a knock down rebuild. You need to ask to see the soil tests, this would tell you if the engineeres reccommends a H slab. This is a thicker slab and it only cost around $2,000 more not $20,000. I would be very careful what other site costs they are hiding in that $20,000.00. I hope this helps made 4 u Hi, Thank you both for your reply. We have Geotech report which states it's a H class, it also says that it has a 3-3.5m site filling where the house is to be built. The builder says that it could require 4 metre additional pillar to accomodate this. This is very suprising since the land looks very flat. We were very keen up until we got this bit of information from the builder, but an additional 20K on top is too much, considering we don't even know what other hidden cost will pop up later. Many Sydneysiders will confirm the need for H class slabs because of the high level of clay. jjolr - you didn't mention the 3-3.5m of fill. I'd say this might be contributing to the high site costs rather than the H class slab. Now - if the compaction of the fill has been done correctly - I'm not sure that you'd need 4m piers (but I'm not an engineer). If you like - PM me what Lot number you're look at and I may be able to give you some history on what used to be at that particular spot. The estate you see now is fairly flat and the slopes are gentle. We've seen the site from farmland right through to now - there did used to be some very big hills and valleys that have been smoothed. My advice - pay $300 to Wisdom (or some other builder) and get them to do a proper soil test and put together a tender for your site costs so that you know the real amount. After 4 years - we're in!
