Browse Forums Building A New House 1 May 22, 2007 7:59 am As some may have read, we will be building our new home with the side of our property on a new golf course. We'll be members of the club and eventually plan to purchase a golf cart.
To store the golf cart - our initial thoughts were to increase the length of the garage by 1.5m to allow us to park a 2x1m cart sideways. For ease of design, the builder we talked to simply lengthened his whole design by 1.5m on the garage line. This added 1.5m length to a study (downstairs) and master retreat (upstairs). All up - for the cost of this 1.5m increase - $17.5k Around our corner block will be a small gravel path and we'll have access via that out to the golf course. So I was thinking that we might build a nice outhouse/shed/structure in the backyard - in similar theme to the house - for the golf cart & other misc. garden bits and pieces. The shed wouldn't be huge - maybe 3m x 2.5m. Now - a coloured steel shed is allowed - but must be screened with one of those timber batten fences. I've costed this off the web at around $2700 fully installed & fenced. I was also thinking of something like these: http://www.gardenshedsgalore.com.au/cedar_sheds.php But not a wood plank outside - any ideas on what materials we could use for the walls? I'd like something that looks rendered. We'd do a Colorbond Roof & gutter in the same colour as the house. Re: Increase garage size vs. backyard shed 2May 22, 2007 9:29 am Perhaps this?
Have a slab laid 1.5 x 2.5m with a mild fall towards the front (allows you to hose out the mud from the tyres of the cart later) and build a pine frame of the same size to about 2m high. Pitch the roof and put a combination of colourbond and laserlite for the roof. (no need for electricity as there will be enough light during the day) Clad the exterior walls with blueboard and render them to suit. Going slightly larger than the cart will allow for all the golfing extra's like clubs etc to be stored out of the way as well. I think we'll still need electricity into the shed - as the cart will be electric - usually the battery is not removable - but will have to look in to that - may be easier (and certainly cheaper) to lug the thing inside! Re: Increase garage size vs. backyard shed 4May 22, 2007 10:07 am Suggest you have a look at Steelchief sheds; a 3x3m 2 door gable roof in Color is about $900, inc window and skylight.
If you go to your nearest Mitre10 they have the brochures with the prices on them (fiexed prices across the state, only delivery changes. Concrete for slab plus "driveway" might be about $200-300 plus mesh. Where abouts are you? Edit - Ah bugger - just looked at the website and they don't have distributors in Sydney - will still ask at Mitre 10. Re: Increase garage size vs. backyard shed 6May 23, 2007 10:26 am Hello,
We increased our garage size and DH loves it. We also still had room for a small shed just for stuff like the lawn mower and wheelbarrow and shovels etc. DH tinkers in the garage. He's trying to build a windmill at the moment that generates electricity......... I juts leave him be with that one! Re: Increase garage size vs. backyard shed 7May 23, 2007 10:56 am hi mynewhome - how much did you increase it by? and what did the builder charge? Re: Increase garage size vs. backyard shed 8May 23, 2007 11:38 am Umm I'm not sure exactly, but it's just a little shy of a triple.
The overall dimensions are now 7950mm wide and 6000mm deep if that helps. We put a window in on the house side and extended it as much as we could for the block leaving a 1m off the fence. So we have just a double garage door and a window which from the front just looks like a continuation of the house. I think they charged us about $4680 if I read the contract correctly. At the beginning I thought we didn't need it and DH was being silly, but I have to say I'm so glad we got it, because he has a great little workshop area to make lots of things for the house. We only needed 1m from the fence line and have a rear single roller door to the back. Re: Increase garage size vs. backyard shed 9May 23, 2007 11:46 am wow - that's cheap! I would love a trip garage - oh well Re: Increase garage size vs. backyard shed 10May 23, 2007 11:52 am Do the covenants on your land prevent a triple or you just don't have the width?
Our covenants only allowed for one double garage door, but we got around tis by using windows instead. Re: Increase garage size vs. backyard shed 11May 23, 2007 11:56 am We just don't have the width - a 16m block. Luckily it's 50m long!
