He gaves us few cautionary words about making sure we receive payment before the house gets touched, and the bank gave us cautionary words about difficulties that can happen with council approvals. While it sounds great that we might save the costs of demolition (we have some asbestos) and get some pocket money to offset the cost of the replacement home, I want to be sure I fully know what I'm getting into. Demolition and house removals companies seem to have reputations for being rogues and I'm not sure where to go to get sound advice. Can anyone share their experiences with either demolition or house removal? Kylie Re: Selling house for removal vs demolition 2Jul 19, 2009 9:49 am I would have thought it would always be preferable to sell the house and have someone remove it (you could end up with a few thousand $ in your pocket or at least break even) rather than demolish (which can only cost you $) if you can. We tried to sell ours but it also had asbestos so the house selling companies didn't want it. I have not heard of any house selling companies (Golden Age Homes etc) being rogues or anything, but if the demolishers are rogues too then you are going with a rogue either way so you might as well try to make some money on the way and try not to fall for their roguish ways!! Re: Selling house for removal vs demolition 4Jul 19, 2009 3:01 pm I think it can be a bit of a logistical nightmare, as the buyer needs to have Council permission for their land and you need coincide the timing with what is convenient for you. I am not sure of the ins and outs but I know that we considered it and decided against it. Just make sure you look into it carefully. Your house needs to be "buyable" - you can only sell if there is a buyer at the other side. Ours was a late 60s 3 bdrm brick veneer, and they basically took everything apart from dishwasher and fridge (and furniture, of course). We had a couple interested buyers, but the umming and aahing just took up too much time. If you have time to spare, go for it, if you want your house gone in a couple months, demolishing may be the way to go. To book in a demolition company you need to give about 6 weeks notice, plus allow about a month for pre-booking disconnections of electricity and gas meters. For removal, you will need to allow extra time for council approvals just to have the house moved too. Of course the extra $$ for the house is better than giving $$ to a demo company. We ended up demolishing and found reasonable quotes. Our demo team were fantastic. Good luck with your decision. We have just rung them to enquire re: our house. How long did the whole process take? Did they do a good job of preparing the site for new building? We have a 2BR+study 60s WB. We're told by our neighbours it arrived on a truck in the 60s so I presume it can't be too difficult a job to remove it!! Aside from the "saleability" of our house, I'm mainly worried about time frame and site preparations post removal.... Our new house will be part pre-fab and the house removalist will also bring in our prefab section. This prior relationship with our builder has given us some confidence both in the timing and the removalist's reliability. He has a block of land ready to place our house on so I'm hoping things will go fairly smoothly. He has thrown in block prep for our new build as part of the deal but since we are building on stumps and have a flat block already that will be mainly cleanup and rubbish removal. He has told us he will spend the week before the move preparing the house (taking off patio roofs, the lean-to laundry etc.) I'll try to remember to update this thread as to the process. I'm quite excited about the whole deal and plan to get up at whatever ungodly hour the move comes so we can watch! It's nice to know that someone else will enjoy our hard efforts at renovating rather than having to watch them all be smashed up. I got a lot of quotes for demolition and found they were all cowboys, and was sick of the "don't worry love- we'll look after you" attitude. Actually I'd say the demolition stage was probably the most frustrating part of our whole house build. I was really doubting that I could go through the whole process. Thank god it was all uphill from there. The other frustrating parts were the bank (due to incompetence) and the to and throwing at the plans/contract stage. Fi has moved in!! We advertised our home for removal. The house was old although had a new roof,kitchen and hot water unit. A "investor"contacted and requested to see the home, after he had done so he stated that he would take the property and we agreed. The house was empty as the tenants had just moved out. Whilst we were getting all the contracts drawn up ready for him to sign he went to the home, took out the kitchen and hot water unit and then left the house there He could not be contacted after that and after going to the police I was told that it was a civil matter as I had agreed to let him take the home. We could not contact him after this as his mobile was never on and later spoke to many other people that he had done this to One person told me that he went to their home and cleared it out only to leave the wall frames!!! We ended up having to pay $5000 for the demolition and $1500 for the broken crossover and footpaths that the demolition company caused!! It was definetly not worth the hassle and the $1500 solicitor bill either We had this happen to us last year and got charged a variation.
