At the end of the day the brickwork is not acceptable and needs to be fixed... or rendered at no charge!

This might help a few ppl (including myself) in making a decision with their own homes. We selected vic blue bricks with off white 'flush' mortar - sounds like a risky decision. Its all the same, you still have to lay them correctly no matter what finish you use. Flush is the easiest as there is less work, then rolled, then raked. [b]Contract signed 3rd May --> Handover mid FEB Re: Brickwork Issues with H3nley 45Aug 06, 2009 3:55 pm Hi all, The other day I went out to the house to see how H3nley have progressed with the defect rectifications since our first handover appointment, as it's now been 5 weeks since the appointment and I have had limited information fed back to me on what items they are addressing around the brickwork. What I saw was very disappointing. It looks like they've had a bricky slap mortar here and there trying to cover up the numerous areas where the perpend joints are outside maximum tolerances as per the BCA. H3nley are totally unwilling to admit there's any issues around the perpend spacing, and in their official correspondence advised that the bricks throughout the home "have a typical level of finish which is consistent with this brick type and those on display, which complies with H3nley Properties Next Generation Contract Specification..." yada yada... I am currently awaiting their letter to advise the next appointment time for the 2nd handover, in which I've organised for big Kev to come out and validate that they have addressed the other defects in the report, and then we'll probably go to war over the brickwork items in which I'll endeavor to keep you all posted on the outcome. I was meant to get the my house on the 1st August and still nothing. I looked at your brickwork and mortar and I have the same problem and more. Mortar colour is yellow even though I paid for off white, no fall on my window sills, articulation joints in the wrong places and too far apart, chipped roof tiles, weepholes placed anywhere they wanted, broken bricks..... All up 108 defects, 63 listed in the notice of defects (most have not been addressed) and the remaining in dispute. I have made a complaint with the building advice and concilliation victoria and they agreed to investigate and now they have a building commision inspector coming out tomorrow and the nthe next step will be VCAT if the builder doesn't recitify the defects. If the defects identified by the inspector are not recitfied there might be a building practitioners inquiry. There are alot of player involved now. If everyone who has a problem with a builder makes a complaint then it might make the industry more client friendly and the builders will think twice about the quality and standard of the work. Hi Equinox We too are disgusted with the contempt they show their customers (see viewtopic.php?f=31&t=24999) and the pathetic quality they expect us to accept that is not even up to BCA standards, the patch up jobs they do eg: we had a leaking pipe that ruined our ceiling, was meant to be replaced but instead bogged with silicone (fingers crossed with that joke) and we too are documenting everything ready for the BACV. Re: Brickwork Issues 48Oct 21, 2009 10:59 pm Hi Everyone, Just wanted to say WTF - we are about to start building hopefully in the next 6 weeks and are about to confirm our brick. I have driven around Adelaide looking at brickwork and have come across a few terrible jobs especially uneven work and also orange mortar everywhere - I cannot believe the contempt with which these companies treat their consumers - the more people that complain when something is not up to scratch the more likely - hopefully - the less it happens. Good luck with your battles - if you are compensated with render above this remember to include the difference between ongoing maintenance of the brick you initially chose (minimal) with render (not minimal....). If brickie is around your advice re mortar was interesting we have raked as standard and they wanted to charge more for flush - ask them to justify this - we are having flush.... Also if painted bricks are made to chip as a person actually using bricks which type of brick would you ideally use (you don't have to name a brand or alternatively which would you stay far away from - eg smooth, rough, particular colors ....) I think this info would be useful for everyone. I am in the same situation, would you be able to give some insights in to this?
