Browse Forums Building A New House 1 Jul 18, 2009 5:58 pm Hi Again I have a question and so far I haven't seen anything written about this issue so it might just be my problem. However, I would appreciate your thoughts / advice very much. When you are a FHO and sign a contract to build a new house before June 30 you are eligible for the 14,000 boost in QLD. If you don't need Finance you have to execute the application yourself. I downloaded the package from the website and came across the following: The Supporting Documentation Checklist says that your application has to be supported with the following documentation: * copy of Contract to Build * Copy of Registration Confirmation Statement or current title search * Copy of FINAL INSPECTION REPORT That last document makes me a little bit uneasy knowing that this Governement can cut subsidised purchases short overnight as they recently did with the Solar. I really want this grant so having to wait does not feel good, I am afraid ! We signed the contract in May, the build has not started yet and the Final Inspection might not be executed before December. WHAT WOULD YOU DO ? Send in the application and requested copies without nr.3 so that at least they got your application registered or wait until the Report is in? Re: FHOG-is there somebody out there to advice me on this one? 2Jul 18, 2009 7:19 pm From my understanding, if you apply through a bank, you will get it at the first progress payment (ie.slab stage). If you are applying it directly with the revenue office, you will get the grant two weeks after settlement/completion of construction. So if you dont need finance, you will get the grant two weeks after settlement/completion of constrution. I may be wrong though. Would be happy to discuss further. I am just afraid that the Governments budget will be spend by then, same as happened with the Solar budget and that is why I want to send in an incomplete application the coming week. My thought behind that is that at least the application is in Office and only has to be completed with the missing Report in December. But maybe they just going to send the application back with the message to do it all over again when the Report is in. So the question is what shall I do ?? My understanding (for SA which I assume is the same) is: you are eligible for the FHOG if you sign the building contract before the deadline - if you redeem it through the bank you don't actually get the payment until the slab is poured but, the catch is, you have to pour your slab within 26weeks of signing. As others have said, if you don't borrow through an institution you aren't elegible until it is built hence the need for a building inspection but the only thing I am unclear about, as I haven't investigated it, is how long after signing you have to build the place to get your payment - I'd imagine it would be a while. Makes sense why they have deadlines - so that people don't just sign so they get the FHOG and not build for years, which wouldn't boost the industries and the economy now - as is the purpose of the grant. They don't really publicise all the fine nuances of the grants which is quite frustrating, only option is to call and hope the person knows all about it!! I agree with you Tommo, deadlines are there for a purpose. The deadline for us is that the house has to be build within 18 months after de contract has been signed. We signed it in May so if they complete the house in December there is no problem with this deadline. You've got 18 months from the starting date stated in your contract to finish building. Even when you're getting the grant paid at slab stage, you still need to have your build finished in 18 months or they'll ask you to repay it. Either they keep the application and request the missing report or they'll send the application back. This is 18 months from Commencement of Building at August 21st of this year. The documents already sent in are all accepted. The result of this little exercise is positive for us because now we got a Unique Application Number and the name and phone number of a Revenue Officer. We can call her directly. From a nameless unpersonal Office somewhere in Brisbane it has been given a face and a possibility to communicate. 4 14684 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
