I am told by another major builder that they can't use our windows because of our lead time... 6 weeks. I don't think they know So can you tell me what was the time between contract signing and colour selection ALSO the time between colour selection and construction start. Please name your builder too... Thanks heaps... I know you guys will know better than the people I talk to... FYI after the last survey Burbank say they can tolerate a 12 week lead time for windows in their normal building process and that's how we got our deal. All it needed was some forward planning... From colour selection to tender there was 4 weeks and from tender to contracts there was 3 weeks.... then from contracts to starting construction there was 4 weeks! Contract Signed Mid April. Build is yet to start - but we also had to get a house demolished too. Should be any time now. Hope that helps. I put a deposit down Sept 08, Signed contracts in Dec 08. Colour Selection April 09. Land Released by Govt (finally and 4 months late) in April 09. Construction commenced Late May 09. Estimated completion Early September 09. Initial deposit - 14th October 2007. (Husband then lost his job in November, so we had to put everything on hold for 6 months) Soil Test and ball rolling again - 28th May 2008. Colour Appointment - 25th June 2008 (4 weeks after first soil test). Tender appointment - 7th July 2008. Contract signing - 5th August 2008 (4 weeks after colour apt). (Waiting to get house demolished...) House demo complete and ready for Henley to start - 18th October 2008. Second soil test and survey - 24th October 2008. Site scrape/start - 4th February 2009 (Over 100 days since land was ready, and over 6 months since contract signing.) Christmas did get in the way, but we *should* have had at least a slab before Christmas... Not sure if this helps as it hasn't been 'normal' by any stretch of the imagination! The normal process for UE is colour selection before tender. We paid an initial deposit with M3tricon in late May 2007 to lock in the price and promotion and had our colour selection in early July 2007, just under 6 weeks later. Construction did not start until early March 2008 because we didn't have clear title on our land until December 2007, consequently we didn't actually sign the contract with M3tricon until January 2008. We signed at the end of January and did colours at the 2nd April. Signed contract on 6th April and started on the 18th June. We were held up for over a month by the bank though as we were due to start in May. I leave you to fend for yourself, figure things out yourself.
