Pics 24/8! 87Aug 27, 2009 4:22 pm Hi Manda, My wife and I have just signed the preliminary contract to build with Gemmill. I would be very interested to see a list of the 50+ mistakes they made, to ensure a similar thing does not happen to us. I wonder if they have learnt from their mistakes? Your house looks great so far. Any tips you have for making sure they do what you ask would be fantastic Building The Nevada with Gemmill Homes Slab down - 29 June 2010 Brickwork complete - 23 August 2010 Roof Cover - 11 September 2010 Lock-up 14 October 2010 PCI 08 December 2010 Re: Building with Gemmill Homes - Lock up and Fixing! Pics 24/8! 88Aug 27, 2009 10:05 pm Congrats!!! How exciting! Which house did you choose? Gemmill have not learnt from there mistakes as far as I can tell... they don't even understand that they are making mistakes. They look at you puzzled and wonder why you are angry. We received a pre-start folder without a list of selections (I still don't know what it looks like) and we went to the office and they couldn't give us one. We had to go look at things and pick tiles and benchtops without knowing what we were allowed to have. I didn't get what I wanted because of this. The brick list was so old that all of the bricks were discontinued. We went again to the head office and they could not give us a list to choose from (so we went with render). The office girls at were at both times confused as to why we thought it was so important to have these pieces of paper...has anyone else tried to pick stuff for their home wihtout knowing what you can have or if it will cost and extra $4000!! Main thing to do is watch your paper work. They like to add in and take things out of the house on the plan as they feel. The same with the written contract. They kept sneaking off with the gyprocked alfresco to a lined ceiling and little things like that. Tripple check all upgrades, codes and paint colors. Make sure they draw the same things on every plan/elevation... yep, took them three goes to draw in a door at one point. Attention to detail and the finer points of customer service are not really what htey are about. They also sent the wrong house/plan to council and pulled it a day before our finance ran out (I'd been calling everyday for three weeks before informing them and trying to get them to hurry up and get the building licence for the finance company). I think we are the only people living who managed to get cockburn council to issue a building licence in 6 hrs. The council didn't hold back with their anger towards them and we were cc'd into some rather threatening "my boss with be speaking to your boss and ..... him over" if you know what I mean. The adding in and taking out can be good if you want the item they accidently add. We have a lovely recessed entry way because they just drew it in for fun while trying to draw thing things we actually wanted! They were going to charge us $1200 for it...Shhhhhh... hehehe. The build so far has been great. Once they stop touching paperwork things are a lot better. Everything looks really nice (except the render.. but I am sure it will be nice when finished!). They are much more flexible with pre-start than other companies. We were able to email in our colours and other little things a week after prestart. They probably would have let us change anything up until the point of scheduling. Even after scheduling they only wanted to charge us half price as the item had not been ordered (this was the door earlier in the thread grrr). But I wouldn't test that. They may have just done that for us since we'd had a bad run with our salesman or lack of?!?. After all is said and done I love the house I chose and I wouldn't change it for anything. If they built it perfectly I can forgive them for any screw ups and it will be worth the antagonism! I really can't wait for it to be finished! I visit almost everyday! P.S. If you don't get your way with something, a nicely worded letter to Craig Gemmill is all it takes! *Built with Gemmill Homes in WA* Slab - 1st June 2009 Plate Height - 17th June 2009 Lock Up - 18th August 2009 PCI - 5th October 2009 Hand Over - 15th Oct 2009 https://forum.homeone.com.au/viewtopic.php?f=31&t=20844 Re: Building with Gemmill Homes - Lock up and Fixing! Pics 24/8! 90Aug 28, 2009 10:34 am Thanks for the tips Manda, So far our sales consultant has been really good, early days yet. We are building a modified version of the Nevada, it is Gemmills promotion for August. We nabbed a block just west of Beeliar Stanford Gardens, in a small development of 7 blocks. I can see the Gemmill head office from my office so I will be straight down there with any issues if (when) they arise. I hope you do get your perfect house. I'll start a thread once our process gets underway. Pics Soon! 91Aug 28, 2009 10:42 am Manda I think I am going through some werid stage at the moment because I am dissapointed and I don't know why!!! I think because I didn't get the doors that I wanted and the handles are not really how I imaged them to be. I think because I spent so long deciding and what is shown in pictures and in my head is different to the actual product to see and touch my mind can't take it! There is nothing wrong with anything. It is all what I have chosen and it is all well put together and of high quality. It looks really nice it just seems somehow wrong. Has anyone else had a moment like this when building or am I just being strange?? I also had this feeling. I had been so excited all build, and then the kitchen cupboards were put in, and they were not what I asked for. I had chosen two colours, but then the pre-start girl wrote down the same colour for both upper and lower cupboards and I had initialed it on my addenda. I know I should have noticed, but I didn't ... after 6 hours at their offices choosing my stuff I was a bit blurry by then. Also, the oven was so tiny. It was 600, but the 600 takes up a huge portion of metal on the sides, so the inside of the oven is teeny weeny!!Anyway, for a couple of days I felt a bit mizzy, but am fine now. I have running water, and just need paving, door handles etc and then should be nearly finished. Built the Driftwood with C*ollier Homes Moved in 8 November 2009 Slowly getting organised ..... We took the Monte Carlo Promo and added in the things we liked from the Sandgate. We modified the study ourselves so it can be used as a small parent's retreat at resale or later on in life. We chose the house for the same reasons as you. The two ensuites and value was good - and I fell ibn love with the sandgate and didn't want to leave! I think most of the drama was started with the salesman. He didn't do his job (behind the scenes for the office staff or for us) We basically changed the entire house from scratch at pre-start instead of having all the structual things changed by the salesperson when he said he would (at sign up). i can try dig up the list of mistakes.. I have buried it in a file somehwere and don't want to go back to that bad place! If you have a good salesman who cares about you then things should be really smooth. Ours was terrible!!! I haven't heard of Stanford gardens. I am guessing you mean Beeliar estate? I will have to check out the Nevada. That is a new one I think! I went out to the house today and they have delivered the tiles and put the concrete in the garage (i'll post pics soon) I called our CLO and she didn't receive my email to reply! No wonder she was being so quiet! SHe said that the tiler was due out next week and that on paper the house is scheduled for finish on the 1st of October. She said it was more likely to be 6 weeks but 12 weeks officially still so not to get too excited!! (but i can't help it!!) P.S. Jimstring - our windows at the front. You can see straight into the main ensuite from the bedroom windows and straight to the backyard from the front door and straight through to the kitchen/theatre from the study windows. If you are not so keen on that you should think about windows! Pics 24/8! 94Aug 30, 2009 11:09 am More piccies! The painter came today. Looking at our broken progress watcher it looks like the process should go: Lockup-> Fixing -> Cabinets -> Painter -> Garage Floor -> Tiler I have seen teh first signs of the painter, we have our hardstand but no cabinets. The tiler was suppsoed to come in on the 1st of September but he has been pushed back a week/half a week. I hope the cabinets are ok and go in on Monday/Tuesday!!! It looks quiet nice and now that is a few less window coverings I need to worry about: http://www.flickr.com/photos/40514856@N06/3868563017/ *Built with Gemmill Homes in WA* Slab - 1st June 2009 Plate Height - 17th June 2009 Lock Up - 18th August 2009 PCI - 5th October 2009 Hand Over - 15th Oct 2009 https://forum.homeone.com.au/viewtopic.php?f=31&t=20844 Re: Building with Gemmill Homes - Lock up and Fixing! Pics 24/8! 95Aug 30, 2009 11:45 am hey Manda i just realised Your laundry door is the same as our one. we went for 'crystal leaf" glass for the top rather than a clear glass. what are you having? Someone else here in town went for the timber version which looks nice too. very envious that you have a laundry window as well. The lady at our first meeting talked us out of it saying it would be very expensive and being unsure we didn't think to insist on a price anyway. To be honest I just told our Prestart girl to make it like the "display" that had a winglite and a door. Then we both kind of decided on the winglite and the door with a window for more light as the laundry always seems a dingy place to me. Fll of smelly clothes! I didn't actually choose the door or the obsured finish. The prestart girl just picked the door with the window size to match the winglite and we never even discussed obsure finishes so that was an added bonus? maybe? I have hoped to be able to see the kids playing in the back yard while doing things in the laundry but now I don't need to worry about a window covering instead. There are lots of things that I have no idea what they will look like - everything seems to be going ok though! *Built with Gemmill Homes in WA* Slab - 1st June 2009 Plate Height - 17th June 2009 Lock Up - 18th August 2009 PCI - 5th October 2009 Hand Over - 15th Oct 2009 https://forum.homeone.com.au/viewtopic.php?f=31&t=20844 Re: Building with Gemmill Homes - Lock up and Fixing! Pics 24/8! 97Aug 30, 2009 7:59 pm I have just ordered the blinds for the front 5 windows of our house!!! We really need to count the pennies at the moment as this is our first hose and we do not own one item of furniture or one electrical appliance. I was looking at Ikea, Spotlight and other places but decided to order from deals direct online. It was $20 a blind and they are Caprice Basswood in Oak (a brand that spotlight have so I know they will be at least passable for the next few years until we can afford something nicer - if needed). I also found a 10% off fathers day coupon to help with the costs. It was $126 including shipping! Can't ask for a better deal than that! I am now looking at panel glide blinds for the sliding door in our living area with matching roller blinds for the windows (maybe the double day/night ones).
