BAD IDEA! I had the best CSO (Vic West) but that was about it. They wouldn't let me take the contract to read over before I signed it. The drawings were completely wrong after several attempts to correct them via email and phone conversations. The price steadily increased more that $20k by the time I saw the contract at our appointment. They claim to have done soil test, i'm not sure how when the land I have purchased is still private property and hadn't even had the drainage laid at the time. I walked out on the appointment and didn't sign up. Canceled my contract and am now in the process of having my deposit refunded. BE CAREFUL! This would have been my second build with S*monds. My first time 7 years ago was excellent. No problems at all. Just because the land isn't developed doesn't mean they can't do a soil test. I was intially going to build with M3tricon, they did a soil test and contour survey when my block was still paddocks..... no road, no services, still had cows on it. The rest sounds very *******, but soil tests can be done before the land is developed.... they usually just add a disclaimer that things may change after it is developed (if the developer adds fill or changes the levels considerably).
