Browse Forums Building A New House 1 Jul 15, 2009 4:46 pm Hi, We are looking to build a NBG Buckingham most probably on stumps. We have currently issued a "wish-list" to our NBG sales rep. who is going to get back to us on costs of the items on our list. Some items on our list inlcude: 1) 9ft ceilings to ground floor 2) Upgrade to terracotta roof 3) Widening standard dbl garage by 1m 4) Laundry chute from 1st floor to ground 5) Relocation/removal of internal stud walls 6) Addition and deletion of internal doors Would anyone out there be able to share their experiences/costs/credits in getting these variations put into their homes? Does not have to be from a Buckingham or from NBG. Any info on what other builders charge to make modifications would be useful in educating me on what to expect. Thanks in advance all. Re: Cost of variations to standard plan -share your experiences? 2Jul 15, 2009 5:00 pm I recall when I was looking at going through a volume builder the 9ft ceilings were about $4k extra, the tiles a few grand, and the widening of the garage was about $3k. Any deletion of a door should offset the addition of one. Not sure if they would charge a re-design fee for moving walls. Your informative posts and the sharing of your experiences have really been great! The fact that you guys also built Buckinghams gave us so much more confidence than when we started out our building investigations. As I've mentioned, whilst you guys are finishing up or in fact finished, we are just very much in the infant stages of the process. We're now awaiting our sales rep to revert back to us re: his estimates of our variations, and then to organise a soil test. Any chance you guys are going to hang around this forum even after you've finished building? We could do with some learned people to get advice off! Best regards... Mel&Em, are pretty much done...brit has been in her house now for over a month but still comes back to visit Our expected end date as per contract is August end...looking at the rest, there have been delays with the bukinghams...so we are expecting it...as long as the finished product is up to speed & the house is struturally sounds, we will have no complaints I will be happy to share our experience...i have personally learnt so much from Brit, Mel&Em...that it would be selfish of me not to The paperwork stage is probably the most tiring as so much reading 7 researching is involved before signing on the dotted line. But in the end it will all be worth it...the design of the buckingham is awesome...we love the open spaces....and the fact that all rooms are nice & spacious with minimal wastage of space. You'll be alright Re: Cost of variations to standard plan -share your experiences? 7Jul 20, 2009 3:14 pm Just received indications of some cost variations. ~ceilings to 2700mm was around $2.5K ~extension of garage was around $2.8K ~evap cooling was around $5K We are pretty happy with these prices. So far, NBG has been happy to relocate internal walls and doors at no extra charge as the changes were quite minor. Carpets were around $38/sqm laid, which is not too bad a price, however has anyone had experience with NBG builders standard range of carpets? (I presume they are nylon carpets at that price, but theres nylon and then theres "nylon") Anybody know what brand of carpet NBG uses? Next up is soil test! I really do hope the site costs aren't overly exorbitant! We are wanting to build on stumps, with a land fall of around ~1.25m over length of house! We has a few minor changes: - we deleted the WIR and ensuite to the guest room as we want to have this room as a theatre room, originally we were told we would around a $2k credit. When we got our final prices we got $1600 credit and then they added in a $1400 cost for a support beam in the roof. The only other thing we changed was because of our estate and that was we needed the garage to be set back from the house by 500mm. We had the option of reducing the meal/rumpus room or increasing the the guest room. The price differences were a $2200 credit or a $12K cost obviously we went with the decrease and credit as whats 500mm in the scheme of things? Have you been assigned your builder yet? Also have relayed our wish to engage this builder to our sales consultant who has indicated NBG would be obliging. We've also driven around some new estates in the north east region to see examples of buckinghams this builder's built. We would be his 4th Buckingham (or more). Current situation is that we've paid up our 1K deposit, provided our wishlist to our sales rep and if all goes according to plan should be having soil tests done in the next 2 weeks. What stage are you at? Have you paid your 2K to go to contracts? When did you get assigned a builder? Before we found this builder we wish to go with, we indicated very early on that we would do our homework on any builder NBG assigns us and only proceed if we were happy. They have promised us that we should have them this weekend, so if all goes to plan we will be signing them next week sometime and paying our deposit.
