We paid our builder an initial $650 for our tender which included a soil test and contour survey. This was done and our site was apparently classed P/M. Our tender came back stating that due to the sandy site, we may need screw piers at an additional cost (pending soil test results). I thought this was a bit strange as they'd just completed the soil test and should know if we needed screw piers. We then paid the $2,500 for the plan preparation fee and have just received our information pack. This says we'll know the definite result of our soil test and contour survey at our plan presentation where we'll then have to pay another $3,000 to go ahead. This sounds really ******* to me. We paid for the soil test at the very start and I feel we should be told of the results as soon as they have them rather than pay all of this money and then be surprised with further charges at the presentation. Does this sound right? How does this work with other builders?
