Browse Forums Building A New House 1 Jul 14, 2009 4:54 pm Hmm!! well another night mare in buying off the plan( 2bdr townhouse, in block of 7 townhouses) . The house is in lockup stage and I am waiting for the titles office to handover the titles. Quick question to guys who have had this problem before : 1. My kitchen rangehood, oven and hotplates (gas) installed are 600mm but my contract says 900mm ? Will the builder fix it before settlement and I guess its a bit of a pain cos all the cabinets have to be changed. 2. Visisbly I can see some patch in the wall and therefore i decided to get private inspection done. If he comes with some/many issues will all these issues regarding quality of work/australian standard be met before settlement. 3. And no one seems to know about the handover dates cos the builder is blaming the titles office and my conveyencer is blaming the developers legal contact. Thanks in advacne, V Re: Contract and handover 2Jul 14, 2009 11:38 pm I dont know about handover dates, but if you contract states 900mm appliances thats what you are supposed to get. Have you informed the builder that the wrong sizes were installed? They may not even know, I pointed out a lot of things to my SS that he did not realise were wrong. Get them to replace the appliances or ask for a discount...you chose... the builder will probably do what is cheaper for them. I would preferably get everything fixed before settlement but sometimes its not possible...as long as it is in writing it will work out in the end Re: Contract and handover 3Jul 30, 2009 12:50 pm Well i spoke to the builder and he dint have a clue about the 900mm ( you were right). I was a little bit disappointed because these things if not identified now it will be a hassel. But nways he agreed it was his mistake and will change it But still there is no information about the subdivision. Look like he needs a no objection from the previous landlord and its taking time to get that. Only after that he will submit the plan for subdivision and i guess it going to be another 2-3 weeks easy. DISAPPOINTED but hardly could do anything about it and cannot complain because the building work is over.
