Re: Arndell Estate 282Jun 09, 2011 10:51 am Hey Libran, Thanks didnt pan out as what we thot it would - my independent inspector listed 71 defects!!! And my builder took a week to scribble a few words on what they are going to do with the faults and 30% of the items came back as TBA! So am not happy, as we have already moved out and now have to put stuff into storage and am bunking in with family. NO TIMELINE has been given. I guess I am a very unlucky customer!!! Cant wait to move in but now looking realistically in 6-8 weeks from ths unorganised builder. Building The Amberlea 44 Fusion Home http://www.amberleadream.blogspot.com Land settled May 10!! I would recommend them! Building The Amberlea 44 Fusion Home http://www.amberleadream.blogspot.com Land settled May 10!! Building commenced 30 Jun 10. Re: Arndell Estate 284Jun 09, 2011 11:19 am Hi Cream, Hope you are well. thanks for your info, I might sign up with them. Which package is the best for me? and how much did you pay for your inspection last time? I am building with AHB, I talked to a few AHB customers and they all seemed pretty satisfied with the quality. I just need to make sure that everything is ok before I move in. A few people also advised that, council inspection is enough (dont need to sign up with private inspector). Please advise. Re: Arndell Estate 285Jun 09, 2011 1:38 pm Council or those surveyor's inspection is just to inspect whether the works done complied with whatever regulations, but doesn't bother much about quality. I had mine done for pre-frame & pre-handover. Which street are you in? Re: Arndell Estate 287Jun 09, 2011 2:25 pm Hey A, Here is the website and the listing - basically pricing is based on the size of the home and what stage you are after- they are able to advise but I also went for Pre Plaster & PCI stages. http://www.newhomeinspections.com.au/page/pricing.html Hope that helps! I am sure they will fix your problem..... and the builder will learn a lesson as well... All the best wishes to you and your family.... Looks like it hasn't passed the builder's internal Quality Assurance before you had your PCI. If your CSO is good, ask his/her help to ensure that internal QA is satified with the build before it is presented to you for (re)inspection. I can imagine your frustration having to put things into storage and living with family. The compensation paid by the builder for the delay doesn't do justice for the trouble. I do wish you get better results on your next inspection. Re: Arndell Estate 290Jun 10, 2011 11:16 am Thanks both, I am informed now that we havent reached PCI stage so have NO IDEA why my SS actually told me to schedule a PCI inspection with my inspector.... I'll wait and see how things go... and will hang on.... I dont think I want to be listed as a home on TV if i can help it.. but I'll see how much patience I have left at the end of 3 weeks...... Thanks all, hope you guys are enjoying the estate Cant wait to move in! Building The Amberlea 44 Fusion Home http://www.amberleadream.blogspot.com Land settled May 10!! Building commenced 30 Jun 10. Re: Arndell Estate 291Jun 10, 2011 3:56 pm http://wyndham-leader.whereilive.com.au ... -catch-it/ An article I wrote for the local paper complaining about getting to Laverton Station Re: Arndell Estate 293Jun 28, 2011 4:46 pm Having an issue with the fence setup. One of the neighbor has completed the fence and about 4m is shared with my land. My land actually is bout 1m higher compared to the neighbor land and i have my land filled and trusted that the neighbor has the land cut. Now the fence build at neighbor land without retaining wall and the fence height is only up to my chest level, that's mean i can see into neighbor house just standing at the backyard. Not sure whether the fencing vendor did advice the neignor about the risk without the retaining wall, it will collapse in the future and also all the soil and water will flow to the neighbor garden. I have talked to the fencing vendor and he said that the neighbor don't want to share for the retaining wall. May draft a letter and explain the situation to the neighbor on the risk and see how it goes Anyone does have similar experience? Cheers. Re: Arndell Estate 294Jun 30, 2011 12:27 am that's a very tricky situation ivan. the fencing act does not cover retaining walls. did your neighbour actually had their land cut? if yes, then it probably is worthwhile explaining the risks (as what you have already done) and that both of you contributed to the elevation difference which necessitates the retaining wall. however, if you only filled your land and the neighbour did not cut their land, then your action caused requiring the retaining wall and therefore you should solely pay for it. that's just my 2 cents though Re: Arndell Estate 295Jul 29, 2011 9:28 am http://www.vicpolicenews.com.au/more-ne ... ssing.html Finally, the worst has happened. The Govt refused to install street lights on Forsyth Road although we have pushed for it over & over again. The lights and traffic lights at Forsyth Road must be installed or further deaths are just around the corner! Feel sorry for the old guy...sigh...one of the cars did not stop and did a runner..sick! Re: Arndell Estate 296Aug 02, 2011 3:35 pm Hi Fellow Arndellians Do you have any references for decking and fencing pls? And any idea of what kind of budget I am looking at? Thanks Samir Stage 11 41 Rockpool Road Building Oakdene 27 Clarendon Re: Arndell Estate 297Aug 08, 2011 10:29 am Hi Do we need planning permission for building decks on ground level. Our deck is at the side of the building and comes to the front Porche area. The height of the deck is not going to be more than 800mm of the ground level. Has any one faced any issues with building decks in Arndell estate? Thanks! Samir Re: Arndell Estate 298Aug 13, 2011 10:47 pm hey badcliq, that's really bad news where is this petition lodged (to light up forsyth)? maybe we can add our voices too so that there's more impact and hopefully they will address this issue. @samir, fencing is about $60-$65 per meter. i don't have a budget for decking yet so i haven't checked it out. lemme know what you find out Re: Arndell Estate 299Aug 14, 2011 8:30 pm Hi everyone...... Hope u all enjoying arndell....... special congrats to cream for all the hard work and wish you all the best....... |
