Me & my Wife paid a deposit for the land at Ponds almost 3 months ago. With the land finally settled, and the construction contract signed with Wisdom, I decided this would be an ideal time to start my own thread & my building blog. http://dreamhomestreamplace.blogspot.com/ Have a read through & let me know what you think... In March after I paid deposit at the Ponds, I came across this forum. Have to say this has to be my best use of the casual internet browsing to date. Being a newbie to building and home owning, the fellow home owners threads & blogs made my decision easier. In fact, I wouldn't have gone with Wisdom if not for your blogs & the threads on this site. So Thanks Once again... To the fellow neighbours at Ponds, we'll be building our house along the Stanhope parkway opposite to the bushland (soon to be constructed as a park), closer to the Stream. I hope they complete Stanhope Parkway by the end of this year. Just wanted to clarify as to what are all the fees that one needs to pay after the house is complete. ie council fees, land tax, community levy and other such costs. Had a discussion with a colleague at work, who is pretty sure that one has to pay a lot of money as fees at Ponds as opposed to Kellyville ridge. Since the Bank has my contract, I couldnt confirm. Council rates are based on land value and water rates are pretty much the same as everywhere else. We also have a River Management charge (about $40 per quarter) and recycled water usage (at a slightly cheaper rate than town water usage). You don't pay Land Tax if this house is going to be your principal place of residence. Land Tax is usually payable on investment properties or on your principal place of residence if you own a LOT of property. The Ponds are torrens title blocks - so no community levies. Your work colleage might be talking about Newbury (opposite Stanhope shops). They're community title and have to pay quartlerly levies for use of the shared pool, tennis court, bbq facilities, etc. So yeah, only have to worry about Council and water rates.
