Browse Forums Building A New House 1 Jul 10, 2009 10:32 pm Hi all, I have been following this great forum for quite a while now. and needless to say, I have gained a lot of knowledge and got a lot of help from the members here. So I thought I should start a new thread on my build. A bit of our background: We are first home buyer and building the Harvard 27 (DFH) in Wyndham Waters Estate, Williams Landing in Melbourne West. Our land has settled last month and we have just signed our building contract with DFH last week! So hopefully it wont be long before our site start!!! Should be another month from now. Below is a pic of our land in Wyndham Waters Estate taken last week. As you can see, Our back neighbours has already started building I will also upload our floorplan and colour selections shortly. Hope that I can share this wonderful experience with fellow H1 members and we all can learn from each other. As you know, we are in the same estate and just around the corner. We now have 1/2 a brick garage - that is quite exciting. We don't have a frame yet but we have the garage started. I'm not sure if that is normal! I love the house design you have chosen - are you building it standard or have included other options? I love the big outdoor area in the plan. Which facade did you opt for? Keep us posted on your progress! leebee1 Re: FND's DFH Harvard 27 - LAND SETTLED, CONTRACT SIGNED!!! 4Jul 12, 2009 9:47 am Great news Stephen!! Lee - Its great to see how your build is going very quickly. Keep me updated on your build. In house design, I did change a little bit here and there. Nothing major though. And we chose an estate facade. I thought it will be good if I post a copy of my finalised floorplan here. The changes that I make is: 1. Close off the living room and put in double opening door. 2. Close off access to bathroom from bed 2. 3. Increase the size of shower screen in master bed 1. 4. Put in internal access from garage (the harvard's original floorplan does not have this)! Other than that, everything else is pretty much standard. hopefully I havent left anything out. So far my progress with DFH has been satisfactory. I have met up with our SS. He has been helpful and easy to deal with. I think Cosgrove from the aspirations series is a great plan. I have posted a few pics of our site preparations. Can someone please advise if this is Concrete Raft Slab (slab on ground)? Yours will definitely be a concrete raft slab on ground. Some builders use the polystyrene waffle pods as fillers, whereas your company has just used the ground itself. The concrete will be poured into the "ribs" which are the hollowed out parts in the ground which will form a gridlike pattern of concrete, and there will be a border of concrete around the outside called " edge beams", the actually slab will sit on top of the concrete grid. Hope that helps! Hope things go well for you. I will follow your build with eager anticipation. We went yesterday to see the Cosgrove in Shepparton as it is the last weekend we could see it there as it was a spec home and is sold. Next weekend we will go to Ballarat to see their new display of the Cosgrove. Fairly certain after seeing it that we will build it. Good luck Kay A balanced diet is chocolate in both hands. Thanks cazoraz, may I know which house is your first choice? We ended up going with Simonds Millbank 2300 - fit our finances better for the plan and amount of upgrades I could get. Otherwise would have gone with DFH. Caz & Co ALL MOVED IN!! Now comes all the hard work-decorating.... It is supposed to be today, but because of the bad weather, (hail and thunderstorm), it will be postponed till tomorrow or even Thursday. Thanks again! It certainly helps a lot! So far its been quite quick and smooth. Slab pour will be in a day or two I hope I will try my best to keep this as updated as possible Let me know if you have any question. Cazoraz - Ahh ic, Simonds Millback is a great plan too, I think my neighbour at the back is building the Simonds Millbank too. It is coming up very nicely! At the moment, my frames and roof tiles are finished. Bricking is to start tomorrow! Woohoo! It does really look like a house now! On another note, when I was walking in the house, I found this frame to look 'not right' (photos attached). I am not sure if this is alright? or this will create structural problem in the future? What has happened to the timber? I would really appreciate it someone can shed some light on this. Thanks very much! How deep is the groove in relation to the frame in question? Re: FND's DFH Harvard - FRAMES, IS THIS ACCEPTABLE ??? 18Nov 04, 2009 9:04 pm Thanks for the reply cazoraz and blessedpeople, I have spoked to Kevin this afternoon (he did my frame inspection last week). He said that the frame is structurally sound and the yellowish thing inside it is the gum (the frame being a natural product from wood of a tree). So I am happy to know that it will be structurally sound. I will put more pics shortly to update everyone on the progress of my build Stephen Williams Landing Stage 10 - Kingwell Neighbourhood Re: FND's DFH Harvard - FRAMES, IS THIS ACCEPTABLE ??? 19Nov 04, 2009 9:20 pm Hello again everyone, To date, roof tiles have been finished!
