Hi Kylie, Yes it has been a long time isnt it. and yes my build has come along quite well. We are at lock up now. The plasters and cornices are already up to! Can I ask how long did it take in your build from lock up to handover. I have also attached pictures of the house. The bricks have just been cleaned, so the mortar may look abit darker. PICS 2 Jan 24Jan 07, 2010 11:59 pm Hi fellow Homeone Members, Sorry I have not updated my pics for a long time. The pics below are taken recently. At the moment, we are lock up stage. We are very excited to finally see that it looks like a real house now Could I please ask for your opinions/comments: 1. In Pic number 2, you can see that some of the bricks stick out more than the others, is this normal? or is this something I should worry and bring it to my SS attention? 2. In pic number 3, you can see that the section where I have circled in blue - the mortar colour is not consistent/same as with the rest, it is a lighter in colour. Once again, is this acceptable? or I should bring this to my SS attention. Would really appreciate your advice on these matter. PICS 2 Jan 26Jan 08, 2010 9:16 am Hi FND, The bricks sticking out on the walls don't look too good to me. I most certainly would be querying them with the SS. Also the mortar looks totally different in you pic 3. Again ask questions and get answers you are happy with. When we build I hope we don't get the same brickies. Good luck. Renee Hi Renee, Thanks for your reply. Sorry I am not refering to the bricks under the window sills. Its the bricks on the back wall of the house. It is not even and smooth, you can see some bricks 'protrude' more than the others. Re the mortar colour, i think they were done at different times, but then again, the brickies should have consistent mixture (at least I would thought so). Kay Hi kaytee, Thanks for your reply. I know, the bricks sticking out dont look right I have sent an email to Kevin and asked for his opinion. Hopefully he can shed some light on this matter. I am very worried on these problems now. I hope these can be fixed. I am wondering if any other homeone members have had these problems? If so, what can be the solutions to fix these problems? Would really appreciate any advice and comment. Stephen Williams Landing Stage 10 - Kingwell Neighbourhood Re: FND's DFH Harvard-OH NOOOO, Bricks and Mortar Problems!!! 29Jan 08, 2010 9:39 pm We have had the same issues, but can only see the bricks sticking out when the sun is shining on them in a certain way. I never thought to query it as it's not a problem for most of the time. But our bricks are a red colour and it doesn't look quite as obvious. I don't know if you can ever get a prefectly flat looking wall on a house? Have you had a look around the neighbourhood to see if anyone else's house looks the same? I think the problem only ****** with those that are raked in the joints as there is more room for variance. Re the mortar, well yes they can fix this. We had some of ours repointed and also having them do another brick clean can help. We have finally got ours looking more consistent now, but we did get the karcher out and high pressured in spots ourselves. I would get on to your SS about that asap. Hi Hels, Yes, ours is also more obvious when the sun is shining on them. Ours is a flush mortar joint. we have looked around at the neighbours - one of the neighbours use the same brick as us - Austral Nougat, but in rolled mortar joints. Theirs do seem to be nice and flat looking. Oh thats a relief for me if they can fix the inconsistent mortar colour. Sorry for my lack of knowledge - When you say you had yours repointed, do u mean they apply another layer of mortar on the inconsistent spots? and do another brick clean on those spots only? Thanks for your advice Hels Stephen Williams Landing Stage 10 - Kingwell Neighbourhood Re: FND's DFH Harvard-OH NOOOO, Bricks and Mortar Problems!!! 31Jan 10, 2010 10:36 am Hey FND, Looking at those bricks, i'd be pretty concerned. Obviously it's not possible to get 100% perfect bricks, but that's just not good enough. We've only got a couple of bricks that are uneven and the only reason i realised was because i flooded the wall with light. I'd be speaking to your SS ASAP about that. I wouldn't be accepting that as the final work though, you'll never be happy with it and you'll always wish you'd bought it up with them. Apart from that, it's looking good!!! Built with Dennis Family Homes Cascades on Clyde All moved in now!!!! Re: FND's DFH Harvard-OH NOOOO, Bricks and Mortar Problems!!! 32Jan 10, 2010 2:50 pm Hi, my brother was a bricky by trade (no longer in the trade) and that brickwork would have been unacceptable. Unless you accept it as it is, it will need to be pulled down and redone. All the bricky needs is a decent level and the bricks should be nice and flush. If you don't want to go thru the process of the brickwork being redone, you could have it all rendered at the builders expense which would also cover the difference in mortar colour. The way I see it you have 3 choices : 1. Brickwork pulled down and redone 2. Accept it as it is 3. Have it rendered Good luck and let us know what happens. Re: FND's DFH Harvard-OH NOOOO, Bricks and Mortar Problems!!! 33Jan 10, 2010 6:18 pm Hi Kaytee and Klscomps, Thanks very much for your input. I am very disappointed with the quality of the brickwork. I will bring this up to my SS ASAP. The mortar joints are supposed to flush. and to me, the whole back wall does not look flush at all. I am worried now - what if they just refuse to not do anything about it? what if their excuse is 'it does not have structural problem...bla bla bla'. what Kylie said is very true - if I accept it as it is, I will never be happy with it. everytime I look at it in the future, I will never be happy. I will send the pics to my SS and bring this problem up with them right away. Will update this post when I hear back from them. So I thought I should start a new thread on my build. A bit of our background: We are first home buyer and building the Harvard 27 (DFH) in Wyndham Waters Estate, Williams Landing in Melbourne West. Our land has settled last month and we have just signed our building contract with DFH last week! So hopefully it wont be long before our site start!!! Should be another month from now. Below is a pic of our land in Wyndham Waters Estate taken last week. As you can see, Our back neighbours has already started building I will also upload our floorplan and colour selections shortly. Hope that I can share this wonderful experience with fellow H1 members and we all can learn from each other. Stephen Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ HOW DID YOU INSERT THAT PICTURE? Lee - Its great to see how your build is going very quickly. Keep me updated on your build. In house design, I did change a little bit here and there. Nothing major though. And we chose an estate facade. I thought it will be good if I post a copy of my finalised floorplan here. The changes that I make is: 1. Close off the living room and put in double opening door. 2. Close off access to bathroom from bed 2. 3. Increase the size of shower screen in master bed 1. 4. Put in internal access from garage (the harvard's original floorplan does not have this)! Other than that, everything else is pretty much standard. hopefully I havent left anything out. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Stephen how did you attach the plan?
