Browse Forums Building A New House 1 Jul 09, 2009 2:04 pm Hi everyone, My partner and I are building with Ventura homes in Perth WA. This will be the start of our blog! We are still waiting for land titles (due this month), and are only just about to sign a prelim, so probably won't actually be starting for a while. We picked a house plan we really loved and made some changes to it, but then found out we can only build on 50% of our block, so we had to resize the plan and cut about 18sqm out - it was so hard to do, I didn't want to loose space off anywhere! Anyway this is our (near) final plan and I'd love any feedback, good or bad (sorry, it wouldnt let me make it any bigger on this page). It will just be me and my partner living in there, no plans for kids. Wanted an open plan area and games room for a pool table as we like to entertain. Changes that still need to be made to this plan are: Add a window at back of games room looking out to backyard Centre the double door opening into the theatre Move front portico forward Possibly extend alfresco and add eave over back of house Any feedback and suggestions are welcome, remembering we can't add any more space unfortunately! *plan deleted I'm also going to delete the walls in the kitchen that are between the pantry and bench, and fridge and bench. These will be made up of the laminex/formica instead. Kitchen format will hopefully look something like this (but different colour scheme!): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ With a 4m island bench - oooooh I can't wait for the space. In the rental I am currently in the island bench is tiny, I have about half of metre of space to work in and then its the sink - very annoying. Can you tell I'm excited already?! All I can think of is, is there a door on the laundry? And I'm assuming the wall bit for the internet space juts past the door way for a reason? To fit a desk or something? Another thing to think about - would you consider putting a door on the ensuite? Just that noises from showering or brushing your teeth etc could wake up your partner, or visa versa. Yup we will definitely get a door frame put on ensuite and laundry - my partner is a carpenter so he will be hanging all the doors and doing all the shelving for the house. Alisgirl - yeah I was thinking about shortening that wall a little bit. I'll get them to make it 2m long instead of 2.75 I rekon. Thanks again! Our initial plans had this so far down the little corridor (a bit like yours I think) that you can't open the door to the toilet without shimmying down the side of the toilet. Consider either moving this door further out towards the bathroom door or have a look at our plans on my blog to see what we are considering. Also it doesn't look like you have much kitchen pantry space. If you do a lot of entertaining I would sugget to try to find some room for a pantry, sorry I can't think of anything straight off. Yeah i agree, it would be good if i could have a bigger pantry, but it is just the two of us, and we do fine with a pantry that size at the moment, so I think we'll be ok. Plus i think if I had a big pantry, it would make me just hoard food etc because I had the room haha thanks again! The dotted line means you will probably have an internal bulkhead which can sometimes be on an angle........just wanted to make sure you were aware of this.....maybe talk to the builder about the cost of either adding eaves as it may mean altering the house to maintain the minimum setback down the side or at least squaring them up. This may also be extra cost. You can Pm me if you are not sure what I mean Bed 4 robe backing onto games for a better use of the room and stopping noise through the wall. So many things to consider Great plan by the way and I hope everything worked out well with the other mob. Have you got your survey drawings back so you don't have to pay for them again with Ventura. My partner is normally on the internet while I'm cooking dinner, or I'm normally on the net whilst pottering around doing other things - so we wanted it in our main area. The spot was a bit wider, giving it more room before the kitchen, but we have lost about half a metre off it. I've asked the builder to get rid of that little bit of hallway wall between the games and kitchen, and move the kitchen up that tiny bit to give the internet space a little more room. You could consider the other bathroom your hair and makeup bathroom or Hubbys shaving room and then you have a bathroom each. Anyway glad to see everything is on the move for you. The only thing we could find wrong with it was a tiny crack in the plaster near the kitchen which they said they were going to fix. All the inclusions are such good quality as well. We didn't for 2 doors we intended to put on after build last time. it worked out very expensive to get the door frame section built in later. as it was the cornice didn't exactly match on both sides of the door way so we were stuck with a little bump where the cornice met. we ended up only getting one doorway done because it was expensive. Going by the prestart folder and brochures the stardard stuff does seem pretty good, I think we'll only bother upgrading to other selections if we go looking and fall in love with something different!
