Browse Forums Building A New House 1 Jul 08, 2009 6:32 pm We are currently building our first home and are at frame and roof truss stage. We have been stalking our block every day since they have started and noticed on one of our visits that there is a pipe sticking up in the main porch area of the house. We spoke to our SS only to find that there is a downpipe (which were not on the plans and we haven't signed off on it) almost right at our front door. We do not want it here as it backs onto our bedroom and causes many other problems for us. My DH is a carpenter and knows what can be done to fix it but the SS doesn't seem too eager. I said to my DH to speak to our SS again as he might have had a busy/stressful day. But I am worried that we are going to have this big pipe in our brand new home ready to trip people up as they enter. PS- Don't get me wrong, our builders have been fantastic, but I would love to know what can be done and if others have had such things happen to them. Re: What would you do? 2Jul 08, 2009 7:27 pm Now just off the top of my head here…..don’t they cut the pipe down to ground level? I am not sure what you mean. Maybe I didn't explain it properly . It will be sticking out through the slab in the porch area right in front of the front door about 100mm from the bricks. Re: What would you do? 4Jul 08, 2009 7:52 pm Yes… I understand that….BUT….that’s no legal. So to me the pipe would have to be cut down to the concrete? Or….everyone will trip on it….big no, no Internal and External Building and Colour Consultant Online - Worldwide http://www.denovoconcepts.com Re: What would you do? 5Jul 08, 2009 8:01 pm (other half here) Even if they do run the downpipe through the cavity, there will still be an elbow showing through the first course, that will go inside to the cavity and up to a spout concealed in the cavity. The 100mm pipe that they put in before they poured the slab was too far from the face of the bricks, so no matter what happens now, you will always see the elbow. I want them to put the spout in the garage, run down the inside of the brickwork in the garage and bring it out through a column at the front of the garage. There will be an open grate drain across the entire garage, so they can connect it up to this. Re: What would you do? 6Jul 08, 2009 8:05 pm Sounds a much better option! So why was this not done to start with? Get onto them! It wasnt until the slab was poured and I asked the s/s what it was that we found out. We were never asked to sign a variation for it. Have you been able to sort it out? Not sorted out as yet. My DH is going to call our SS again today and give him another chance. Do you think that we are overreacting? Hey thanks for the advice Southies, we are hoping not to get to that stage but it is good to know what can be done. If our SS doesn't try to solve it this next time we speak to him. Then at least we know we have other options. Re: What would you do? 12Jul 09, 2009 10:12 am I don't think you are overreacting - I would take it further if you can't get a satisfactory outcome from your SS. If it's not on your plans, has council approved it as part of your plumbing and drainage plans? Apart from looking *******, it may not be approved. Good luck with it. That's right, apparently the architect drew it onto the plans afterwards. Thanks. Re: What would you do? 15Jul 09, 2009 11:03 am gkj001 Hi Fee I don't think you are overreacting. I wouldn't be happy with a pipe on my doorstep either. Good luck, I hope you get a good outcome. Thanks chick, I know that they will do the right thing. They have been great to us so far. I expect all builds have something go wrong one time or another, I guess it's how that it is dealt with is whether it's a good or bad experience. Re: What would you do? 17Jul 09, 2009 10:11 pm Hey everyone, good news...it's all sorted. My DH and our SS have spoken today and decided to put the downpipe at the front of the garage (on the left hand side of the porch). They are just going to cap off the pipe that they first did and start again. Thanks for everyones help throughout everything. Bought in Nov 21 at the height of the market (classic).
