Browse Forums Building A New House Re: Major reno in the 'burbs' - a little update (with pics!) 141Mar 15, 2010 3:53 pm OK Well we have been getting quotes from landscapers / gardeners / concreters / fencing suppliers and still need to think about window furnishings and maybe, somewhere, somehow I will manage to even think about the interior decor We had one gardener revise his quote from $7K to $4K and my DH said we would use him due to $$ but my gut feel said NO. To placate me (the gardener showed us some pics of his work and my DH recognised a property) DH went to the property in the photo to ask for feedback on the gardener. Now you may understand why I had real trouble figuring out where to post initally. We are not a project home (as a lot on the forum appear to be), we are not a knock-down / rebuild nor are we a regular reno. The effort and work done amounted to a new home but we did keep a lot of the old walls as they were build on the boundary originally (many moons ago) and a total rebuild would have shrunk us down enormously. When I come home everyday I feel like I am coming to the home I have lived in for the past 15 yrs but when I step in it is really surreal as it is not anything like my old place .... and there is still so much to be done Did this help you out at all with your acoustic question? Hi Lex, we have a gardener starting on Monday but all we are going to do right now is level ground and prepare the soil for Sir Walter ... everything else out there is a long term project. As for the flooring ... well I must say that when we came in (before we moved the furniture in) I could hear a lot between levels but now ... all is good. If you are in downstairs and there are 15 kids (of varying ages too) upstairs it is hard to tell. I was afraid you were going to ask just went back to my documentation: in our walls we have Bradford Soundscreen Plus R2.0 and between levels, in the ceiling we used Bradford Rockwool Soundscreen Plus. We'll also use some kind of rubber or foam underlay for the top floor ... trouble is, we have to know the thickness of it right now (so that the builder knows what to do with some other stuff) My signature is distracting people from my wise posts ... We got our occupation certificate from our private certifier (after many, many calls) soooo ... we moved out in Feb 09, moved back in in Jan 10 and got the final approval in July 10. Not too bad i think AND.. I PROMISE i will load up some pics over the next few weeks Oh... and one more thing... To all of you who have has your painting completed. As for the saving ... the wisdom of the experts in NSW: project managers / basix experts (who also happened to be an architect) just boggles me. Needless to say when i started asking questions about the neccessity of those ugly, external window coverings we were told to get there was resisitance from my 'experts' and I really had enough by then and took over the job. The basix guy is $500 richer for doing bugger all and the project manager has not rang me since we moved in in january. I still have his sign, he doesn't seem to be too concerned with picking it up. The council reversal of conditions he attributed to good luck Even though I had to confer with the certifier and 2 council reps to ensure that my interpretation of basix was correct.
