Browse Forums Building A New House 1 Jul 05, 2009 6:17 pm Hi there, We've received our house contract (HIA), and just wanted to know what people have requested to be changed in their contracts (non house specific), what they questioned, and what we should look out for. I searched and couldn't find much. I suppose this information could possibly be useful to others also? Greg Points/variables that have been brought up so far: - Build days 43sq, double, building with M3tr1con - 390 days 41sq, single, building with Hermitage Homes - 270 days Our house thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=18335 Re: HIA contract - What did you change/question? 2Jul 05, 2009 6:29 pm Nothing, the builder wont let you change anything. The only things that you have any real chance of changing is the % in the payment schedule and the compensation amount 'A bottle of wine contains more philosophy than all the books in the world.' I'm trying to find out what variables we should be wary. Thanks in advance Our house thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=18335 Re: HIA contract - What to look out for or question? 4Jul 05, 2009 9:42 pm Hi there...I've got another thread running around the contract build time. I was told that our contract was a standard HIA contract so signed with a long 390 days build time in it (thinking it was standard). It was only afterwards that i realised that the build time is a specific variable for each contract. Look out for this one. We've got 270 days listed in our contract. What size house are you building and is it single or double story? I'll compile a list in the first post. Any HIA or MBA contract is skewed towards the builder... Get a solicitor to check it out... One thing to make sure you are happy with is liquidated damages... Make sure it is what you would have to pay for rent and storage should the build take longer than the contract period... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: HIA contract - What to look out for or question? 11Jul 06, 2009 11:16 pm Our liquadated damages payment is $250 per week which won't even cover our interest, let alone rent, storage etc. Our house thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=18335 Re: HIA contract - What to look out for or question? 12Jul 07, 2009 7:36 am Well, I'd change that to what it would cover your rent and storage... $350 or $400 is probably more like it! Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: HIA contract - What to look out for or question? 13Jul 07, 2009 9:13 am Technically liquidated damages should be equal to what your completed new house would rent for. LOL Yes! Is it a Victorian thing? Trying this building gig one more time. Unless there is something in special conditions the builder does not have to give you timeline.
