Browse Forums Building A New House 1 Jul 04, 2009 4:35 pm I am looking at a few of them, trying to compare them, its very hard as one is quite cheap but then doesn't include things like the kitchen fitout, or vice versa. How did u make your decision? We are leaning toward a custom design or a modified one. I haven't come accross the right house yet. When we found the right one we went with them. I had firm ideas of the layout we would be having, and I felt that it was just a matter of finding the company that built the right house. Iam good at lot of range of installation including internal ling and tiling etc. But I do not know the policy and other steps we should be careful. They are building the house to a lockup stage for us and we are fitting it out. We are REALLY happy with the service that we have received via CLH so far. Anyway I'm not of great help since we didn't go that way, but I have seen a newly build kit home for sale which was done by T&R homes. They are quite flexible with alterations to their designs (to a certain extent) and have found them to be very helpful during the course of the build. The system of framing is designed so that someone who is half handy can do it - they supply a comprehensive instruction manual that my husband knows off by heart - if you had the time and inclination you could pretty much build the majority of it yourself. We have chosen to subbie bits out like roofing, brickwork, plumbing and electrical. But other than that we were able to do the frame, trusses, battens, windows, doors ourselves (we're currently at lockup stage now). The kit includes almost everything from the slab up - what it doesn't include is: Slab/footings/drainage Termite protection Shower screens Internal plumbing (ie, pipework/sewer/downpipes... but all the fittings are included) Internal wiring (all switches and light fittings are included) Council fees (But the owner building course costs are included) That's about it - they were also flexible in what options we wanted and what we didn't want. We didn't get the bricks because we sourced them locally and they gave a market value allowance. Their internal colour selections were limited but I found that less choice made it much easier !!! I'm not sure where they sit on the scheme of things price-wise because I fell in love with one of their designs. and we didn't look around too much after that If you like that older Federation/heritage/country style of house then PAAL are worth a look at.
