Browse Forums Building A New House 1 Jul 03, 2009 11:23 pm Hi, I am new to this forum, but it looks to be a fantastic way of figuring out this whole build thing!! My hubby and I are about to demolish our humble little red brick home to make way for a bigger new home (more suitable for our family with a 6 and 4 year old and a little 7 month old baby too!) We have a large 9x6m secure shed on the property which is remaining and we are storing a lot of our contents in it. We did this recently whilst overseas for a couple of years and had tenants in our house. SO the question is....does anybody know who might insure the shed for us while we rebuild, as I have come up with nothing so far????? Any help greatly appreciated, as I really don't think we are the first people to store their household items in the obvious space. Thanks in advance.....A P.S. We are building the AV Jennings Tempo 235 (in Adelaide) with some of our own changes....love to hear from anyone who has built with them or this house. Unfortunately I think you are going to find it really hard to find anyone who will cover it. We faced a similarly awkward position when we purchased a block with a completely uninhabitable house on it. The bank valued it based on land value only but then insisted that to to settle the loan we had to have insurance for the house. No insurance company would insure a house that wasn't lived in (that was without us even telling them how bad the condition of it was!). The guy from the bank ended up telling us to take out a landlord insurance policy and tell the insurer that we were renting it out but then if there were ever any questions say that we had intend to rent it whilst we planned the build but later found it was not rentable. Crazy situation. Your best chance is probably going to companies that do business insurance. The normal home insurers will not touch it. The tempo is a great plan. We considered it before we ended up going with a custom build with instead because the tempo didn't suit the orientation of our block. Where are you building? We are going to go through an insurance broker as they have access to different companies and products. As we are building rural we also need to insure our water tank, fences etc... We have chosen to build our home close to one side of our block, so as to retain our driveway which goes all the way to the shed where we plan to have side by side parking and maximise the kids bike/scooter path!! So, our double garage (on original plan) has become a 5th bedroom at the front, with study behind and a small store room as well. Love my storage, so all rooms will provide good spaces to get organised. I'll try to download an ammended plan to post if I can figure this thing out, as new to this forum. Loving the ideas of your changes too...I would have loved to have a walk in pantry, but next house maybe! Do you have any pics on here? Hi and thanks for your help here....will keep on with figuring it out, but this forum seemed a good place to start. We are building in Melrose Park. Would have moved but the cost of what we wanted just was out of reach and we would have still been renovating and trying to make things bigger.....not something we need to be doing with three young children. This options will give us the space and hopefully not the headache of renos. Sorry me again....I just had a look at your blog...house looks fantastic. Also saw that you are using bamboo flooring which is what I'd like to use. Is your builder doing this or are you getting it done afterwards?? I love the look and also it durability. We are doing the bamboo floors after handover. Our builder didn't do bamboo but they probably would have charged a fortune if they did anyway. We have opted to do the carpets ourselves as well because we didn't like the options available to us from the builder. Yes the durability of the bamboo was a deciding factor for us too and they do look fantastic. I can't wait to see ours go in. Bye, Ame Hi Ame With the kitchen cupboards I think they lay the floorboards to the edge of the cupboards and then use a beading (like a tiny skirting board) to cover the join. I don't how you would go getting some boards laid before the kitchens going in because the kitchen goes in before a heap of other work so you would have tradies working in there after and I'd be worried about them getting damaged. Perhaps have a chat with your site supervisor. Our floors are being done by All State Flooring on Grange Road, Findon. The phone number is 8268 1112. John, the owner of the business, was really helpful and would probably be able to help out with your question about the floorboards in the kitchen. He gave us a full floorboard as a sample which we have taken everywhere when choosing the rest of our colours for kitchens, furniture etc. No, I don't mind the questions at all, I'm happy to help. I wish I had found this forum earlier to have people to ask questions of and learn from their experiences. We will have our shed put up before the house and my plan was to start moving all of my junk into the shed before the house was finished. Did you find anyone interested in providing insurance? The person I spoke to mentioned storage insurance, and said it would be covered in the same way as if our stuff was in storage, which it is. I admit to feeling a little apprehensive about having a shed full of expensive tools, rideon mower, and other big boys toys, especially as it is a new subdivision with only a couple of houses occupied, and wish we could live on site to watch over it all. We hired a sea container to store our stuff as the block will be completely demolished and leveled. We were insured with RAC and they were happy to provide contents insurance for the container. We have 75 acres so we have farm insurance, but we go through a broker, which is probably your best bet. We have everything insured including our contents. Best of luck. I called the RAA (SA equivalent to NRMA or RAC) and they will not cover us. I did some more phoning around to be met with a lot of no, no and no again. But my mum also phoned someone who will cover us for a minimum 12 month period (longer than we need) for $220, based on insuring approx $30,000 which includes the shed. It does NOT cover for theft though, only fire and impact. Given our builder is covered for these we are wondering whether it is worth it as theft is prob the more likely event. So, still deciding.
