Browse Forums Building A New House 1 Jul 02, 2009 11:13 am Hi All, I got this mail from my builder Still now I am in assumption the builder(Simonds) will do all these things, is it normal, can someone please suggest me what should I do? This is the Mail: Our permits department have advised that your plans require garage wall height dispensation approval from the council. Garage wall height usually must be 3 meters but if it exceeds this height (in your case due to ceiling heights being increased) you as the client must submit your plans to the council for approval. You must get your neighbour (on the Garage side) to sign your plans before submitting to the council. Please keep in mind that a fee must be paid to the council upon lodgement of your plans. I will be sending you via express 2 copies of plans (all need to be signed by your neighbour) and a letter. Please ensure you submit to the council all copies of signed plans and a full copy of your title (showing land is in your name). If you dont know your neighbour yet you can contact the developer who should be able to give you the details otherwise the council will seek their signatures on your behalf once you have submitted the application. Thanks in Advance, Rishik. Re: Building approval from Council 2Jul 03, 2009 10:32 pm We had an issue with relaxation required for our plans to be approved. Our builder advised that we do it ourselves. Apparently, if the builder does it. it can take a lot longer. ( thats what they said ). I dont know how the council works, but are lodgements made by the builder looked at after individual lodgements?? In any case, the builder said if they did it, we would have to wait approx 4 weeks. We did it ourselves and paid $440 and had the approvals back within 5 days. If you have to lodge them yourself and pay for it. Are they giving you a credit back on a portion of your contract?? council fees are usually included in your price. Living in Caloundra Thread****** Lovin my house all finished!!!
