Browse Forums Building A New House Re: How many days in your M3tricon home building contract? 21Jul 03, 2009 2:18 pm we are building the Bellino with M in Melbourne, its only 21sq and they have put 248 days in our contract. we are due to start next week, fingers crossed. our CSC told me this morning that their builders are only taking 1.5 weeks off at christmas this year because they are so busy, thats good news! In fact they finished in 5.5 months. We are hoping our (chelsea 33) house starts very soon!! We were hoping to be in our house in Dec that wont happen now as they haven't got the building permit yet. Did u manage to get this in your contract? I tried to get specific appliances for the kitchen, was told this was fine at the start, but then when we went to sign, it was a HUGE issue an they wouldn't have any of it, there comp was for them to put them in at twice the price I was quoted. No thanks. Was very disapointed to say the least... Hi James, yes we are fitting our own kitchen....but what i mean by that is that not only are we installing our own appliances, we are also installing our own kitchen pantry, cupboards, appliances etc. This is all formalised in our contract which has been finalised now that our home building has started. Re: How many days in your M3tricon home building contract? 26Jul 05, 2009 9:29 pm jspitz Hi Rinny, great you are building almost the same house as us-i love seeing all the different combinations and ideas other people have for almost the same house as ours. We are in the Chadstone area. We signed our contract 14th December and they were on site about 12th February and have been speeding along ever since-almost every day I go there, there is someone working on our house. There has been a few issues but luckily i'm picking most of them up early so they can be rectified. Are you doing a demolition first? What were your site costs if you don't mind me asking? We were slugged $30K because of needing piers, upgraded slab, supposeded double handling charges due to site access problems etc etc-it was a long saga but we couldn't find any other house we liked for the price even with the ridiculous site costs. I'm very impressed you are able to do your own kitchen-how difficult was that to organise with M-the CSC we had was appalling and wouldn't even let us change our door handles in the bathrooms to privacy locks ones (as we had chosen ones that are not in their standard range we were told). Have you done many structural changes? We were told that our contract was 317 days and this was standard-our finishing date is 2nd January which I knew would mean the house would be finished earlier as they all wind up in early December for Christmas. Hi Jspitz, it wasn't a problem for us to fit out our own kitchen. They do have to install the sink for the certificate of occupancy, but other than that, they were fine to leave the rest of the kitchen untouched, so that after handover, we will install our own pantry, cupboards, appliances, etc. They gave us a credit, but like everything they credit, the amount they give back is quite minimal compared to the amt they charge us for upgrading anything. Yeah, my site costs were rediculous as well...currently $34K including some provisions The site costs are one of the things that i am quite annoyed at because i feel as though i have no say in what they charge and that they have free reign to wack any charges in there....what can you really say?? The site costs cover things such as temporary fencing, cranage, slab upgrade, double handling, breaking of rocks...and so on and so on and so on . Can u remind me which hous you are building again? Hopefully my build will finish sooner than the whopping 13mths contract i have Re: How many days in your M3tricon home building contract? 29Jul 05, 2009 9:57 pm We went to the Berwick display again to see our future house (again) and asked what the build time was- the guy said 10 to 12 months from signing up. Our deposit was paid at the end of February but titles on our land are not done yet. Our contract is all ready to be signed so we will have a good look at the number of days when we go back in. Hopefully the titles will be early as things seem to be moving fast!! Your house was only released just a few weeks before we were signing our contract. I looked into it and for virtually the same house they were going to be charged about $4K more so we stuck to the original house. Yes i'm also still annoyed about the site costs too-we have been charged for ridiculous things that were never done eg-temporary fencing which they refused to let us do ourselves (and is always open and gates missing so it may as well not be there), doubling handling charges due to site limitations (there is no acces problems and i have seen machinery going all over our block with no problem) and supposedly 29 screw piles which i could only find 7 which cost us a kings ransom. I wish i had have known we could do our own kitchen-i bet that's never mentioned at color selections unless you ask-we had many dramas with them not allowing certain things in our kitchen and upgrade prices with anything not standard were insane. I'm still peeved about having to pay $3200 for a flyscreen on our bifolds that you can buy retail for $1500! But in the end i thought we are getting a huge house for the money we are paying compared if we did a custom build. I was talking to a contractor that was at my place making a repair and he said they are struggling to keep up with M3tricon. He said they have sold so many house due to the increased 1st home buyer grant. They are thinking they will need to employee more people to keep up the service they provide to M3tricon. I would guess M3tricon have increased contract build time to avoid overdue delivery. Hope this helps.
