Browse Forums Building A New House 1 Jul 01, 2009 11:10 am So - believe it or not, there is someone else building the Coral Hamilton!
..........me! We've gone through the process - Estimate, Tender, Contract, Covenant Approval, Council Approval & are now waiting to start. Start date is down for 14 July. Finishes appointment is done too, tiles are picked, Lighting Plan is pretty much done......just need to finalise the Games room. Changes - there were a few. I think I've said before that the only rooms that haven't changed dimensions are the Laundry, WC & Garage. The biggest change we made was to remove the Family room...........controversial I know. We decided that we'd make the Kitchen & dining areas bigger and unfortunately, the Family had to go to allow it. The upgrades we chose are pretty common on here - Render, 2700 Cielings, 25 Roof Pitch, Flat Profile Roof tile, Portico (all those were due to convenant), Under Roof Patio, A/C, Entry Door, 900 Cooker, Double Vanity, 1675 Bath in the main - I think that covers the main stuff. So yeah - just a waiting game now..........oh, and did I mention that the wife is pregnant with our second? ........due in November! Re: Bugger me, another Hamilton 278 - waiting to start. 2Jul 01, 2009 11:54 am About time mate Nice, 2700mm ceilings - expensive though hey? How much did you pay? We upgraded ours from the standard to 2590mm or whatever the next height was. Nice work on the second one. We have our first on the way, a little Isabella, Charlotte, or Ava. Al & Caitie- Building the Hamilton 278 (Coral) at Narangba Re: Bugger me, another Hamilton 278 - waiting to start. 3Jul 01, 2009 12:02 pm alk About time mate Yeah - sorry bout that - someone suggested it may be a good idea to start one up now alk 2700mm ceilings - expensive though hey? How much did you pay? We upgraded ours from the standard to 2590mm or whatever the next height was. I think it was close to $4700. I think I've said before that we wouldn't have gone to the 2700 if we'd have had the choice. Oh, and congrats on the first......happy days! Re: Bugger me, another Hamilton 278 - waiting to start. 4Jul 01, 2009 12:17 pm yep, i think that might have been me... i really wanted to see your colours and, now that i know about this family room business i REALLY want to see the plan congrats on the little ones LC & alk, those names sound lovely 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Bugger me, another Hamilton 278 - waiting to start. 5Jul 01, 2009 12:34 pm Um, okay, colours - prepare to say "why on earth would you do that?" Roof Tiles: Barramundi Gutters: Monument Fascia, Garage Door & Windows: Smooth Cream Render Colour: Rich Buscuit (hope this works out, the deep base cost us a bit at the finishes selection). Walls: Russian Toffee Woodwork & Doors: Whisper White Kitchen Cupboards: Fossil Kitchen Benches: White Valencia Bathroom Base: Stipple Cocoa Bathroom Top: Pumice ........no, I don't remember all that off the top of my head Plans - you'll have to give me some time to get them on here. And yeah - we are stoked about the youngling........cutting it close, but excited none the less. Re: Bugger me, another Hamilton 278 - waiting to start. 6Jul 01, 2009 1:54 pm Okay - plan. This is just the base electrical plan - no dimensions - but you get the idea. As I said, the big area is now just Kitchen & Dining. The space between the kitchen & the door outside is just a thoroughfair to the backyard and for some seating to the breakfast bar. Yes I know the sliding doors don't actually open up onto the patio. We're going to whack a colourbond patio in ther after hand over, so that we can use some clear sheeting to let a bit more light into the games & kitchen. So the whole patio will be an L shape. http://1.bp.blogspot.com/_P2NK0GJlSdI/SkrcBYOP9AI/AAAAAAAAAB4/RZM7Un2mmIQ/s1600-h/_Template.jpg Re: Bugger me, another Hamilton 278 - waiting to start. 7Jul 01, 2009 2:23 pm Hi LC,
Bugger me another Hamilton 278 your plan looks great. I'll be eagerly awaiting your updates. Is it you that's building in North Lakes? We'll be building just over the highway in Murrumba Downs. I'd like to find out where abouts you are so I can do a drive by and check it out every now and then. Good luck Re: Bugger me, another Hamilton 278 - waiting to start. 8Jul 01, 2009 7:46 pm The Hamilton is certainly popular isn't it The plans look great LC. I really wish I could have convinced my hubbie to put doors on our study. It's going to be lots of fun keeping my kids out of there without doors. I can't wait to follow your build. Congrats on the little bub on the way. ALK - Congrats to you also, I love the name Ava for a little girl, gorgeous! We got charge $4200 for the 2700mm ceilings. Re: Bugger me, another Hamilton 278 - waiting to start. 9Jul 01, 2009 8:07 pm -Rebekah- I really wish I could have convinced my hubbie to put doors on our study. It's going to be lots of fun keeping my kids out of there without doors. Yeah - that one was one of my wishes. I do work from home sometimes & the close proximity of the study to the lounge would have given me the irrates if we didn't have something there. Wife took a bit of convincing though. At least you have the space there to whack them in later if need be. walker79 Is it you that's building in North Lakes? We'll be building just over the highway in Murrumba Downs. Sure is - we're up in Fairway Chase (bit of a toss of a name, but we think it's a nice area). Where abouts in Murrumba Downs are you? Re: Bugger me, another Hamilton 278 - waiting to start. 10Jul 01, 2009 10:34 pm love the plans LC, I'm so jealous of all your hamilton walk in robes $4200 actually sounds like a really good price for 9 foot ceilings (especially for a 250m2 house) some people on here have mentioned spending $7000 or so to get 9 foots in much smaller houses...bargain 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Bugger me, another Hamilton 278 - waiting to start. 11Jul 01, 2009 10:52 pm lostcause walker79 Is it you that's building in North Lakes? Fairway Chase sounds alright, try Pineapple Ridge It's just off Brays Rd. By the way Congrats on the second bub, how old is your first? We have two littlies (2 1/2yr old and a 10mth old), what a handful two can be at times The Hamilton is a great design for those with kidlets Re: Bugger me, another Hamilton 278 - waiting to start. 12Jul 02, 2009 11:33 am First minor hiccup. We recieved our start date confirmation and the new checklist yesterday in the mail. One point on the list said that retaining walls needed to be complteted before Coral started. That's fine if the wall is on the fill side of the block, but if it's on the cut side - not so much. We've been working off the fact that Coral will do the cut & fill, we'll have the wall built, then they'll come back & continue with the house. If that's not the case - we'll essentially pay for two lot's of earthmoving. So I called our SS (he called yesterday, spoke to my wife, to introduce himself & line-up our onsite meeting) and it was a good thing I did. He'd already scheduled all the trades up to the slab! He's checking out the block today & will call back me back (hopefully). Re: Bugger me, another Hamilton 278 - waiting to start. 13Jul 02, 2009 11:44 am mmmm...i'd be told that coral would cut the site first aswell... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Bugger me, another Hamilton 278 - waiting to start. 14Jul 02, 2009 11:48 am Jess09 mmmm...i'd be told that coral would cut the site first aswell... Yeah - pretty sure that's the case - was probably just a breakdown in communication or something. I'm not too concerned. I found a blog from another owner who has done the same thing. http://lot705.blogspot.com/2009/06/site-scrape-n-level.html Re: Bugger me, another Hamilton 278 - waiting to start. 15Jul 02, 2009 1:27 pm lostcause Jess09 mmmm...i'd be told that coral would cut the site first aswell... As soon as Coral do your cut, you then get about a week to get your wall up (cut side). We need another wall on the fill side to level the remainder of the garden and fortunately for us, Coral are also building on the adjacent plot. The owner has contacted me and we are now going halves on that retaining wall...kinda helps us (fill side) and them (for their cut side). We are just making sure the retaining wall goes directly on the boundary. There you go - it was a very informative blog And well done on teaming with the neighbor for the other wall - that is a pain for us at the moment, ours is the last block to build, so everyone's already gone and done their own thing. Re: Bugger me, another Hamilton 278 - waiting to start. 18Jul 17, 2009 8:54 pm Okay - so we started. Met our SS - Wayne. Nice bloke. All coral have done at this stage is the cut & fill & whacked the sediment fence in. We've had our retaining wall bloke on there since Wednesday - walls are done, he just needs to gravel behind. It's a little dissapointing as our SS won't start booking the rest of the trades until our guy is completely finished. I understand why, but if these tradies have massive lead times.............ah well. I have some pics but thought against posting them as.....well, they're boring. Let me see if I can't do one of those alk style timelines: 14/07 - Site Meeting, Cut & Fill 15/07 - Retaining Walls Started Re: Bugger me, another Hamilton 278 - Started, sort of. 19Jul 17, 2009 9:06 pm good job LC - i love alk's little timeline - shows how bloddy fast he's going!!! congrats on your sort of site start 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Bugger me, another Hamilton 278 - Started, sort of. 20Jul 17, 2009 9:25 pm Congrats on your start LC!
