Could I use the builder recommeded Conveyancer for my rest of the process?that is including land and house contract? Melbourne 4Jun 28, 2009 8:11 pm Be very careful, I once knew of a scam where basically where finance broker, developer, builder and conveyancer were all working together. They were basically getting fresh off the boat immigrants to buy poor quality over priced houses, so just be careful about to many referrals in this process. We were very happy with the lawyers (they picked up some stuff and gave really great advice) but it did cost us some extra. Trying this building gig one more time. Melbourne 6Jul 01, 2009 10:55 am My opinion is that the role of the conveyancer/lawyer is more important when buying off the plan or homes being built. Delays are typical, and without scrutinising the contract you may be locked into it for longer than you may expect (despite what the builder/agent says). Therefore in your case a solicitor specialising in conveyancing is ideal. Having said that, make sure you have a good lawyer who actually pays close attention to the developments and the contract itself. As with conveyancers, some lawyers take on more than they can chew, and the end user is disadvantaged. I'd say ask around for referrals from friends and family. I'm in Melbourne.
