Will they show us what is Standard and what isnt so that they can then give us a rought estimate Having never built with a Large builder befor i am not sure how they work have only built with a small builder befor We Got an independant soil test and site contours done during the week which i have the results back from we are looking at the Queenstown 36 with PD or the La Trobe with DFH thank you Re: new home question 2Jun 27, 2009 9:08 pm Most builders can provide you with a list of the upgrades used in the display home, as well as a further list of other possible upgrades so you can do the rough sums yourself to start off with. You also have to take into consideration brick upgrades and tile upgrades which don't usually crop up until later on in the build. You then know that the house you will get is somewhere in between, probably about half way. Then ask if it includes site costs and how much they typically are. The builder should be able to provide you with their standard specifications which should include a certain number of power points for each house plan - you will probably need more but adding power points is not a huge additional cost (unlike other electrical like downlights if you want them) Re: new home question 7Jun 28, 2009 8:33 am Last year we talked to several Volume Builders and they told us that you have to add 50 to 85 K to the standard floorplan price in order to get a house in Display condition. We are building a 310m2 home which comes with 20 Double Power Points and 6 Single ones. The last ones + 2 DPP will be claimed by the builder for Garage door and Kitchen Appliances and Laundry, so that leaves you with the task to add about three times that for $65/each. That is the bad news, the good news is that we can have 26 Light Points which is sufficient. Yeahhhh. We had a quote for Off White Mortar for $1200. Our house is going to have heaps of windows. cheers Re: new home question 8Jun 28, 2009 10:08 am We added a lot of extra electricals (downlights everywhere, heaps of power points, fans, heat lamps in bathrooms and more), but the cost over and above the allowance we'd been given was still only $3000 - not a huge sum, given the total cost of our house. Big extras can be things like bifold doors, stone benchtops, 9' ceilings, raked ceilings, facade upgrades, evap cooling....but some or all of those may be included in sales promotions, which can be a big saving IF those are things you want. Unless you have something very particular in mind, you really ought to be able to find bricks, roof tiles and so on that you're happy with amongst the builder's standard range, so spending extra there is entirely optional. Depending where your land is, you may have estate covenants that require certain upgrades to the structure or facade - we had to increase the roof pitch and the ceiling height, and those cost us around $5,000 (would have been $9,000, but we saved some $$ thanks to a promo). Interior tiles weren't a big issue for us either - we found a standard tile we liked for most of our wet areas, then added only $500 worth of upgraded tiles as features. Many people spend thousands here though. Bottom line is, there's an endless amount of money you can spend, over and above the base price of any house. Get your quote to include everything you think you might want - and then allow extra for possible electrical and tile upgrades. If you can get site costs fixed as well, you'll pretty well have a worst-case scenario. Then if the total is way outside your budget, you can begin deleting some of the extras you don't desperately want. Choosing all the lovely things you want in your new home is fun - even if you don't end up with all of them - so enjoy it! The Caesar Stone bench with the Latrobe has standard colours available included there's about 10 choices, we liked the Nova Aurora but it was an extra $1300 so we choose Ice snow which is similar. You also get a choice on Brick colours/companies, depending on what category you like it could end up costing you more. In saying that though there are lots of nice colours to choose from in the standard range. We ended up picking Blue Rain by Selkirk and it cost an extra $2000. Anyways hope this has helped some what.
