Thought I'd start my build thread and post our floor plan. We're building with Coral Homes, in Brisbane. Our block is 814m2. This is our second house, first build. Lots to learn along the way. I am so glad we found this site and am thankful to everyone for advice given. It is the one thing about the Hamilton that I don't like but we never changed, the fact that guests have to go right to the back of the house to use the bathroom. Where abouts are you building ? I couldn't get them to attach to the post (something about the quota limit reached), so I had to use a URL. The third toilet was actually an idea from a SC and once we realised guests would have to go into where the kids would be sleeping to use the toilet or our ensuite we jumped at the idea. Plus as A4E says, always busting when I get home too. We have a block in Murrumba Downs and..... Hooray for us we have had settlement today. Not sure if that's what happens sometimes. I think we'll have a heart attack when we see the final costing for all the changes though. There is a full size bath in the main bathroom. It's just we moved it's position and my SC isn't very good at drawing so she just wrote its size there, along the window. Is there a reason you only went 1800mm high at the front ? Re: Our Coral 'Hamilton 278' - floorplan 14Jun 26, 2009 8:30 pm Hi Bec, The main reason we changed them is we really don't like 2100 windows at all. We first changed the one in the study because you can't really put a desk or anything across the window if it goes right to the ground, so we thought we'd bring it up a bit to help with that. So had to match the ones in the lounge to the same height. We also changed the one in the Main bedroom. My DH has always been concerned about the bottom section of the 2100 windows being used as an entry point in break & enters as well, so because the Main bedroom is on the dead side of the house it could be vunerable. Also the front of the house faces SW and it will get lots of afternoon sun and will make the front rooms very hot (we know this because the in-laws house faces exactly the same way and their study at the front has 2100 windows too and it's a hot box in the arvo) so don't want computer equipment etc to get exposed and hot. So we've only kept them in the living areas out the back (North East) to provide more light and viewing for the backyard (kids). Sorry long winded reason but we did change almost all the windows in some way for various reasons. Call us crazy but we want to get it right because you can't change these things afterwards. This is very common here, especially in houses where the windows are other than those 3 tall narrow ones - our house has 2 room frontage, one bay window and one standard window, both are not quite full length but 1800 - I dont find it a problem, was standard with our plan so we just went with it, curtains go to floor so cant really see the difference and lounge room has a coffee table in front of the window anyway. Hi Jess, It says on my quote $945 for shelves to all robes and there is five lots so approx $190 per set I'd say. We are turning that hallway into a walk in cupboard. Wonder if I should rethink that now... Couple of questions, if you don't mind answering; did you get any credit for changing your windows? if so how much AND how much was your kitchen upgrade? Also, I saw on the coral site once that if there was a number of Hamilton's or whatever being built around an area, you can get a discount. Did you ask about that? I might tomorrow and see if we qualify!! Thanks a lot Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. And yes any builder… 2 13769 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 1796 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO. If in doubt find a contract… 1 8504 |
