The house is peculiar because of a number of special needs: (a) A rectangular building site, with a relatively small building envelope - hence the need for two floors on a long rectangular basis. (b) Four children, one of whom has disabilities - hence the need for a self-contained bedroom/bathroom along with four other bedrooms. The bedroom/bathroom needs to be on the ground floor for easy access. The master bedroom also has to be on the ground floor. (c) Steady incoming and outgoing of fostered babies - hence the need for a nursery close to the main bedroom. Approx dimensions: Garage: 7 x 7 Bed 1: 3.6 X 4.3 Bed 2: 3.5 X 4.0 Bed 3: 4.1 X 3.2 Bed 4: 3.1 X 3.6 Bed 5: 4.1 X 3.2 Kitchen/Dining/Family: 5.2 X 9.8 Rumpus: 5.0 X 5.0 Total area including garage and alfresco dining is around 45 sq. No bath upstairs, but you have given access from the rumpus to the bathroom with the bath downstairs. I like how the second bedroom/bathroom downstairs for your disabled child has it's own living area and outdoor access so it can in effectively serve as a mini flat if need be. Fantastic great big, easy to work in laundry! Areas can be closed off with doors.... lots of storage. I honestly think it is a fantastic, well planned and thought out home for your family! Can I ask how long and wide overall? One suggestion is to put the Bed 1 vanity along the wall (making it longer) and having the shower and toilet back to back along the opposite wall. That way you can enclosure the toilet. Re: New (peculiar) house plans 7Jun 26, 2009 11:47 pm That is a great design! You have done a fantastic job. I love the kitchen/living area. One suggestion I would have would be the think about the position of the door from the laundry to outside. I think from the plan it is a sliding door out onto the alfresco. Would it be better to have swap the position of that door & the linen cupboard? The reason I suggest this is that generally the laundry is the room that can get abit messy and so it might be better to that it can not be seen from the alfresco. I know that the laundry is 1 room we rather just being able to shut the door and hide it away when we have people over for a BBQ etc. I guess you could just put a roller blind on the door and put it down to hide it from the outside. Switching them would mean a smaller door but could give you a bigger linen cupboard. Just a thought for you. Agree with the laundry comment, nothing worse than looking at the pile of clothes in the laundry while trying to relax outside! One suggestion i would make would be to flip your master bedroom, and put the ensuite/bathroom on the other side. You could then put a door through to the nursery, save walking out and around to get into it? I agree with the comments about the laundry, and with the access into the nursery - another option would be to have a cavity slider at the end of your WIR - make it more a walk through robe with a cavity slider into the nursery. Would be less structural changes. You would lose some storage space but you could put wardrobes or similar on either side of the doors into the master bedroom!
