Browse Forums Building A New House 1 Jun 25, 2009 11:40 pm After over a year and half of waiting we finally have our (ok it's the bank for now) piece of dirt in Aurora Estate located in the northern suburb of Melbourne today, yes we finally have land settlement done and dusted. Now we are waiting for our building contract and then the fun and pain can start.
Feeling a bit of joy and sadness today, the joy part is finally we got the land part out of the way, the sad part is we have a huge debt over our head and have to sacrifice alot of things, oh well no more going out lol. Isn't it amazing to think how much time, effort and $$$ we are willing to sacrifice to own a small allocation of dirt! I can identify with your mixed emotions - our land settles at the end of the month and then maybe it will finally start to feel real. Hope your building contract gets finalised and everything starts falling into place really quickly for you! We're home!!! Re: We have building permit!!!. 6Dec 14, 2009 12:33 am Hi all, Haven't update this thread for a long time, so hopefully there are people who are still interested. Just going to make it brief as it is nothing exciting, more information on my blog. - signed our building contract in late September 2009 after a very long wait. - had our DA approved early December 2009 after it got rejected twice, first time being that there could be an issue with insufficient light entering into our house, so we have to add some skylights and second time being issue with the optical fibre plan so our builder had to redo the plan. -Last week we received our Building Permit and the water tap/water meter to our land (extremely suprise that we had it before Christmas, but definitely not complaining LOL). Now we are just waiting to get the unconditional bank loan approval so hopefully we can get that soon. Got an estimatation from our contract admin officer that we could begin construction in mid-late January 2010 after the builder's Christmas break. So hopefully it's true. I will keep you all posted on any new developments. Day 10 - We have Set Out Pegs!!!! 10Jan 21, 2010 11:04 pm Hi all, Today I went to the land and the set out pegs has been done, so thank you to our site supervisor and the Zuccala team for getting it done. There are alot of pegs dotted around the perimeter of the land with names of the rooms marked on it. Day 11 - Electrical meter box!!!! 11Jan 23, 2010 12:10 pm Hello all, Yesterday was day 11 and there were more action on the land. We thought me might see the drainage plumbing done but instead we got the electicity meter box installed so it's good enough (thank you to our site supervisor Mr. R). Seeing the location of the electricity meter box it gave an indication of how far forward our house is compare to our neighbours and how wide the side pathway to the rear of the house is. Day 29 - Gravel Pile Gone!! 16Feb 09, 2010 11:41 pm Hi, Today the pile of gravel that sat on our land for the last 8 days had now been spread out for the formwork tomorrow. It's a shame that it is forecast to rain tomorrow for formwork and Thursday for concrete pouring. I hope a miracle happens and that there will be no rain for those 2 days. Day 30 - Formwork (boxed up) done 17Feb 10, 2010 11:54 pm As the heading suggested, the formwork for the slab is done, so thank you to our site supervisor and the grano's for organising and getting it done especially in today's weather, shocking!!! We are expecting the slab pour for tomorrow. I hope it doesn't rain while they are concreting. I had an inspection done and the edge of formwork are not level. The inspector didn't know whether the concretor is going to use the edge formwork as a level marker or using the height datum. My site supervisor was told about this and he contacted the concretor after the inspection to find out. Shortly after he advised that the concretor uses the height datum not the edge of formwork. Not sure if this is correct but I have to trust that they know what they are doing. Oh yeah I met my site supervisor for the first time and had a long chat with him on site. He seems to be a really great guy so hopefully it stays this way throughout the build. Looking at front of house between porch and master bedroom. Looking at front of garage. Looking at porch. Day 31 - We have a slab!!! 18Feb 11, 2010 11:20 pm Hi all, The slab was completed today So happy it is out of the way because now we are definitely eligible for the FHOG as it is completed way before the deadline (over 1 month to spare). Big thanks to the site supervisor for organising and the concretors for turning up and completing the job. Last night I was worried that the rain and thunderstorm as forecast would arrive during the concreting but was very fortunate that there was no rain until the concretors had finished. Wow around 3pm it was pouring rain. I was told by one of the workers that they started at 7 pm and they should finish between 1 and 2 pm. Return to site at 2 pm and the concretors were gone, wow that's like 6 hours to do the whole house and pack up. I wonder if this is how long it takes to pour a 256 square metre house.
